Summary
The Regional Director is responsible for overseeing the operations of each property within the region by ensuring that all properties are managed according to the Company’s standards. This individual is responsible for ensuring that all properties are staffed appropriately and training needs are addressed as well as establishing programs to assist the properties to be able to meet both short and long term goals.
Responsibilities
* Provides leadership for managers and staff within the portfolio by clearly communicating the goals, policies and procedures of the Company to direct reports. Creates and implements strategies for those in the portfolio to accomplish them. * Responsible for maintaining the budget by implementing programs to achieve the region`s financial, operating, and resident services goals and to promote the long-term financial growth of the assets. * Responsible for maintaining the integrity of the physical asset and maximizing the cash flow from the asset in accordance with company standards. * Responsible for assisting with the hiring, training and development of all property personnel in the portfolio. * Ensures that property files and records of major projects and/or major assets are maintained properly. * Trends for current market information that impacts the properties to implement short and long-term marketing and leasing occupancy goals. * Performs monthly property visits to all properties within the region to ensure that each property is being managed according to Company standards. * Conducts quarterly property inspections for each property in the region and prepares the property inspection reports for Corporate. * Reviews budgets and capital projects on a monthly or bi-weekly basis depending on the property’s requirements. * Conducts weekly meetings with all of the Property Mangers within the region to maintain consistency, address issues and assist managers on a regular basis.
Ideal Candidate
* A minimum of five plus supervisory years of experience in property management are required; CAM or CAPS designation is preferred. * This position will be located in Charlotte and will require 50% travel to oversee six properties in NC, SC, and MS. One Senior Manager reports directly to the Regional Director.
