Director of Operations

**Position Summary:** At WinnCompanies, we are currently looking for a dynamic Director of Operations to manage 8,000 units, within 40 properties. As a Director of Operations, you would be responsible for overseeing the maintenance functions of the properties, serve as a mentor and trainer to the Facilities Director, Maintenance Managers, Senior Superintendents, Superintendents, Handymen and Porters/Cleaners of your region. The ideal candidate will possess exceptional leadership, strong communication, and organizational skills. **Essential Functions:** **The Properties** * Monitors all vacant apartments in the region in order to keep track of their status with regard to being ready for new tenants, ensuring that turnover time is minimal. Inspects portfolio vacancies on a monthly basis and reports status to Senior Property Manager and Regional Vice President. * Visits each property on a quarterly basis for physical inspection, systems checks, and review of maintenance logs and procedures. * Within a week after each visit, completes a Quality Control Maintenance Review for each property. * Works closely with the region's Property Managers, discussing maintenance issues, problems, and solutions concerning their properties. * Attends monthly meetings at Winn’s corporate headquarters to discuss company-wide initiatives and key issues relating to maintenance. * Responsible for being available to respond to emergencies twenty-four hours per day, seven days per week. * Works with the Facilities Director to specify and bid capital projects throughout the region, and to oversee capital projects as they are executed. * Exercises no authority to approve expenditures or spend money. * Inspects potential acquisitions when requested by Regional/Divisional/Senior Vice President and the Vice President of Maintenance to help determine maintenance requirements. * Ensures that inventories are replenished on a monthly basis and ensures that inventory controls are in place to prevent mismanagement of inventory or theft. * Ensures that all properties are sufficiently prepared for upcoming agency inspections or other important events. **Budgeting** * Provides each Property Manager in the region with assistance in formulating the annual maintenance budget for his/her property, and in making any necessary adjustments during the course of the fiscal year. * Personnel * Provides guidance to the Superintendents of the properties in the region with respect to the fulfillment of their responsibilities and the resolution of maintenance problems. * Trains the region's Superintendents in proper maintenance methods and procedures, involving such areas as grounds, equipment, HVAC, plumbing, painting, and carpet cleaning. * Participates in the hiring, evaluation, transfer, promotion, and termination of maintenance personnel in the region. * Ensures that all regional maintenance staff are current in required trainings. * Participates in a corporate safety committee and oversees safety training and procedures within the region. **Code Compliance** * Monitors HPD, DOB, FDNY, DOMH, HQS and other violations on the buildings in the portfolio to ensure that violations are prevented and corrected in a timely fashion. Routinely follows up with Violation Specialist to ensure compliance.

* Education – 4 year college degree * Years of Experience – At least 10 years of experience supervising maintenance on a portfolio level * Certifications/Licensure – Certification in Facilities Management is preferred * Spanish language skills a plus
