Since inception, The Company has acquired a diverse commercial real estate portfolio in Central, Southern and Northern California.

Responsibilities

The Senior Property Manager position reports to the Vice President of Asset Management. This position is responsible for the management and operation of a portfolio of office and retail properties totaling over 500,000 sqft. Responsibilities include Tenant Relations / Lease Administration, Vendor Oversight / Contract Administration, Property Operations and Maintenance, Oversee tenant improvement construction and Supervision of on-site personnel. This position is based in Palmdale, CA.

Financial

  • Prepare budgets for review and approval by senior management
  • Provide detailed financial variance and aged receivable comments.
  • Initiate A/R collections/legal proceedings.
  • Review general ledgers and re-class as required
  • Review, code and approve accounts payable
  • Process accounts receivable
  • Work closely with accounting and assist with monthly accruals
  • Prepare and review CAM Recs as necessary

Operations

  • Conduct property inspections
  • Provide tenant/customer service
  • Monitor and maintain the appearance of vacant spaces and marketing material
  • Conduct tenant move in/out
  • Bid and oversee operational and tenant improvement contracts and services
  • Work with on-site engineering and maintenance personnel
  • Ensure appropriate files are maintained
  • Manage and Oversee contruction processes including major rennovations and Tenant Improvements.
  • Work with Construction Managers on timelines, budgets, permitting, and managing tenant expectations.
Ideal Candidate
  • 5 plus years of real estate property management experience (industrial, office or retail)
  • Bachelors degree or comparable work experience
  • MRI experience a plus
  • California Real Estate Salesperson's License
  • RPA or CPM Designation is a plus
