Responsibilities
**Group Real Estate Operations Leader Job Summary** The Group Real Estate Operations Leader is accountable for the deliverables of both daily operations and capital investments for facilities, building systems, housekeeping, and grounds within Real Estate Operations. This includes maintenance of all company properties (except golf course properties) and oversight of all construction activities, related contracts and utilities. Leads the leaders of building operations, building systems operations, and grounds operations, as well as being responsible for leader training and development. Collaborates with key stakeholders in the development, coordination, and execution of the Cap-Ex plan. This role is expected to develop and execute an annual and long-term operating plan and budget, a capital investment and workforce plan, and is accountable for the successful execution of capital projects. **Essential Functions (primary functions and/or reasons the job exists in order of importance)** * Provides leadership and oversight in the management of Westfield Group’s owned real estate including: facilities, building systems, grounds maintenance, and housekeeping. * Prepares the Cap-Ex plan in collaboration with other internal stakeholders, manages execution of the projects aligned with departments reporting to this position, and coordinates plan updates. * Plans for mechanical, electrical, and structural needs of the Group, including ongoing preventative maintenance, upgrades and renovations, and new construction. * Coordinates and executes all Group construction projects, systems repairs and maintenance, and grounds-keeping and house-keeping activities. * Represents the Group during all construction projects and in negotiations of utility and other real estate related contracts. * Performs human capital management responsibilities including employee selection, performance management, coaching, and development. Manages priorities and workload distribution, and removes barriers that impede progress. Completes all personnel, salary administration, and reporting duties. Performs operational responsibilities that drive team performance including planning, execution, process improvement and best-practice sharing. * Creates and executes annual business plan and budget and managing expenses within corporate and business unit guidelines. * Coordinates contractors, suppliers, and internal resources. * Collaborates with the General Services Leader, department Administrative Professional, and key stakeholders/business partners in the management of the employee relocation program including employee communication and contractor engagement. * Coordinates special projects concerning the interior and/or exterior of all buildings. * On call for response and emergency management of facilities and systems to maintain business continuity and disaster recovery. * Collaborates with the Workplace Design/Leasing Leader to support building modifications and repairs related to move management. * Works with the Group Safety, Security, and Compliance Leader to maintain life safety and access control systems in company-owned properties. * Travels as needed including regular utilization of company owned vehicles in order to complete all essential functions. This includes regular travel throughout the Home Office Main Campus and occasional travel to various locations throughout the United States.
Ideal Candidate
**Desired Qualifications/Experience/Certification/Education (in order of importance)** * 10 or more years’ experience in facility or commercial property management or related field. * 5 or more years in a supervisory/managerial capacity. * Demonstrated working knowledge of electrical, mechanical, plumbing, life safety and other building components and systems. * Valid driver’s license and a driving record that conforms to company standards * High School diploma or GED * Certification from an accredited trade or technical school in facility operations. **Physical Requirements (specific to the role)** * The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. * Ability to work effectively in an office environment for 40+ hours per week (including sitting, standing, and working on a computer for extended periods of time). * Ability to communicate effectively in a collaborative work environment utilizing various technologies such as: telephone, computer, web, voice, teleconferencing, e-mail, two-way radio, etc. * Ability to operate a computer with a good working knowledge of Word and Excel programs. * Ability to travel as required. * Ability to operate an automobile within the parameters of the driving policy. * Ability to operate power and manual maintenance tools/ equipment. * Ability to remain on feet for entire 8 work day including climbing stairs and walking. * Ability to stoop, bend, crouch, reach, stand, lift, and carry objects weighing over 50 pounds. * Ability to climb and work on extension ladders and scaffolding. * Ability to tolerate severe temperatures and weather extremes. *This job description describes the general nature and level of work performed in this role.
