Summary
The Capital Projects Manager has overall responsibility for planning, coordinating and facilitating the completion of capital projects for 171 multi-story building, 12,271-unit condominium and implementing the objectives, policies and procedures adopted by the condominium’s board of directors. This position must also exhibit commitment to quality by evaluating project-related processes and make necessary changes to improve efficiencies and minimize cost.
Responsibilities
* Manage the analysis, specification, design, and construction of new and ongoing capital projects relating to the physical facilities including but not limited to Waterproofing, Roofing, All NYC Local Laws, ADA and Fair Housing Compliance, and projects in excess of $100,000 * Develop and maintain a long range Capital Plan, review and approve financial capital appropriation requests, and track all costs associated with projects. * Assist in construction project budgeting and monitoring of capital budgets. * Coordinate and oversee all vendors, contractors, and consultants related to capital projects * Investigate, define, justify, and present equipment and facility project opportunities to the Condominium Board of Managers. * Make recommendations on preventative and predictive maintenance programs to assure equipment and facilities are properly maintained. * Ensure accurate and timely processing and review of invoices, cost and expenditure accounting and track data and other financial records for capital activities. * Research, analyze, develop and implement changes to capital projects based on technology that will result in improved efficiencies and/or cost savings to the Condominium. * Ensure new equipment, facilities, and process modifications comply with all local, state and federal government EH&S regulations. * Develop and ensure adequate safety procedures are in place for new equipment installations or facility modifications. * Evaluate the capital project system's internal controls and procedures and recommend changes as needed to ensure the safeguarding of assets * Maintain positive, cooperative relations with employees, customers and vendors, and tenants. * Coordinate with the Director of Operations to review work orders to identify systemic conditions that require capital projects oversight. * Assists in the preparation of Board reports.
Ideal Candidate
* A minimum of 10 years experience in structural engineering, commercial or institutional construction project management, 5 years in a lead capacity. * Familiar with architecture, construction, engineering, and all facets of property management. * Proficient understanding of building systems, products, techniques and regulations * Ability to prepare budgets, analyze financial statements, and understand accounting issues as they relate to property operations and reporting requirements. * A Bachelor of Science Degree in Engineering, Operations or related field required; Masters Degree is a plus. * Excellent communication skills, including ability to communicate with residents and respond to resident concerns. * Ability to multitask and manage projects successfully to completion * Ability to plan, prioritized, organize and solve problems. * Strong computer skills using the Microsoft Office programs such as Word, Excel PowerPoint, and Outlook, AutoCAD, Revit, Navisworks, etc. * Ability to attend night meetings, including monthly meetings of the Board of Directors and regular committee meetings as well as be available on a 24-hour basis for e
