Senior Project Manager

BioMed Realty is looking for a Senior Project Manager to provide leadership to Bay area development and construction projects. The Senior Project Manager will provide overall planning and execution of development and construction projects, including preparation and presentation of project business plans, contract management and approval process. Responsibilities * Responsibilities include managing project budget and cash flow; * Ensuring design and construction documents comply with project requirements; * Negotiating, reviewing and approving design and construction contracts, GMP submittals, bid documents, pay applications, change orders, etc.; * Working with accounting and reporting requirements including coordination of accounting accruals; * Managing job cost reporting requirements; * Providing oversight to development team in management of construction projects and related activities; * Coordinating cost accounting, pay applications, status reports and financial modeling for development activities; * Preparing business plans and related support for project directors including project summaries, financial models, cash flows and other project analysis; * Leading design and construction project meetings with third party architects, general and sub-contractors; preparing, analyzing process budgets; * Developing processes to ensure that construction contracts are continually monitored to ensure that each project continues in accordance with the approved plan and that all obligations are met and project requirements are achieved; * Identifying, assemble, negotiate and contract with an effective team of service provider’s best suited to each particular project who can efficiently perform project goals on a cost effective, best value, high quality basis.

* BA/BS degree in Engineering/Construction management preferred. * Minimum 7-10 years’ experience in construction project management with commercial real estate projects. * Prefer experience with hospital, life science or biotechnology projects or experience on ownership side. * Computer proficiency with Excel, Word, and Outlook. * Ability to manage multiple development/construction projects, including planning, design, financial analysis, bidding, supervision of third party contractors and accounting, project reporting to development, accounting and other departments; * Experience analyzing and interpreting construction, design and other third party contracts, budgets, leases and related documents; * Understanding of construction job costing, leasing and development processes; * Desire to maintain cooperative working relationships with vendors, contractors and tenants with a commitment to providing excellent service; * Ability to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
