Summary
This person must be a team player who can communicate and work effectively throughout all levels of the company’s organizational chart. This person is responsible for evaluating the physical condition of the company’s assets, defining project scopes of work, securing bids, obtaining management approval, preparing and executing contracts, overseeing the completion of work, provide daily and weekly status of work and maintain a high level of communication to Senior Management. The person will participate in the budget preparation and approval process to initiate projects. Ensure timely completion of projects within budget. Utilize all necessary technology application, including MS Excel, Word, Outlook and Project.
Responsibilities
* Read and interrupt design drawings and specifications for design review efforts. * Projects are typically recurring replacement of assets (i.e. building systems) and tenant improvement jobs. * Ensure all safety precautions are adhered to by construction workers, subcontractors and suppliers. * Establish and lead project team with agreed-upon roles and responsibilities. * Obtain commitment/approval on detailed work plans including schedule, cost, resource, contingency and communication plans. * Obtain proper approvals throughout the stages of the project (e.g. internal design reviews). * Obtain management approval as needed and is responsible for project tracking, analysis and communication of project costs, scope and schedule. * Manage dates, operations, tasks and scheduling in current software system (Tririga). * Ensure all specialized materials are ordered in a timely manner and are on schedule by maintaining a procurement log. * Assess project risk and formulate mitigative contingency plans. * Communicate project status on a regular basis to all stakeholders. * Implement quality standards, review project deliverables and communicate variances accordingly. * Identify and communicate lessons learned and incorporate prior lessons learned as best practices into projects. * Adjust project scope, with project sponsor approval, and schedule as appropriate to accommodate change * Identify project performance issues, analyze and address them in a timely manner. * Effectively complete multiple projects concurrently. * Represent and promote the project and its contribution to company goals. * Provide technical and analytical guidance to project team. * Recommend and take action to direct the analysis and resolution of problems. * Evaluate contractor proposals and change orders. * Review the cost estimates prepared by the design consultant and the construction contractor for accuracy and completeness. * Verify the estimates independently as necessary to ensure that the quantities and costs are valid and reasonable. * Provide regular status reports on the costs and how these estimates compare with the budget for the project – updates preferably at 30%, 60% and 90% of design. * Advise if the project is not on track with respect to schedule and/or budget and recommend remedies.
Ideal Candidate
**Basic Qualifications** * Minimum of 5 years project management experience in the construction industry * Experience with critical path project scheduling (Microsoft Project, Primavera, or similar) * Ability to read and understand architectural drawings * Knowledge of building systems and construction * Strong written and verbal communications skills **Required Education** * Bachelor’s degree (4 year degree) in architecture, engineering, construction management. **Preferred Education** * Project Management certificate and/or Master’s degree.
