Summary
Plans, manages and executes construction, repair and maintenance projects for Field Offices.
Responsibilities
* Plans, manages and executes Field Office construction, maintenance and repair projects: leads project team, manages internal and external client relationships, evaluates and selects vendors, negotiates and places orders, develops project schedules which detail target construction dates and milestones, manages and tracks project expenses/budgets and reviews and monitors progress schedules and completed work to assure project is in compliance with contract terms and obligations. * Establishes and communicates project objectives, timelines, and performance standards within boundaries of company policies and approved contract specifications for projects. Gathers project details from internal and external sources and effectively communicates all details to stakeholders to ensure they are informed of issues in an organized and strategic manner. Responds to inquiries, requests and complaints. * Regularly sets and manages time-sensitive priorities. Works efficiently under critical deadlines while managing multiple on-going projects. * Leads projects from inception through completion; staying on time and on budget. * Reads, navigates and understands project schedules, budgets, specifications and architectural blueprints. * Coordinates the work of others who are not direct reports. * Responds to emergency maintenance requests as required; troubleshoot issues to determine cause and solution. * Conducts inspections to compare actual layout with existing drawings and provide mark ups as needed to team member for update of as-built drawings. * Assists in programming, planning and design for new construction, renovation, remodeling and maintenance projects state wide for field offices. * Performs on-site inspections/surveys in field offices to assist in formulating preventative maintenance and/or master plans. * Maintains network files & data updates to CMMS software. * Acts as the point of contact for field and home office disaster planning works cross-functionally with members of the organization to implement and maintain plan for recovery. * Monitors Company policies and guidelines to make sure OSHA requirements are met and maintained in projects. Works with the Law Division to stay current with OSHA guidelines. * Performs other duties as assigned by management.
Ideal Candidate
* Education: Requires a Bachelor’s degree in construction technology, construction management, architecture, engineering, interior design or related field. * Experience: Requires experience with Indiana Building Code, International Building Code, ADA and project management. * Requires a minimum of three years’ experience in the commercial construction industry or equivalent experience. * Knowledge & Skills: * Requires knowledge of and staying apprised of applicable codes and regulations including Indiana Building Code, International Building Code, ADA and other regulatory codes. * Requires knowledge of end-to-end project management principles, construction contracts management, budget management and preparation of change orders and drawings modification, as well as, ability to define problems, collect data, establish facts, and draw valid conclusions for reporting purposes. * Requires knowledge of project phasing of construction activities to avoid impact on operation activities. * The ability to create a set of construction documents is preferred, but not required. * The ability to space-plan from a set of programming requirements in preferred, but not required. * Requires effective listening, oral, and written communication skills to contact vendors, work with peers and provide feedback to superiors. Requires good grammar, composition, spelling, punctuation and proofreading skills. Requires skill in attentive and active listening. All as evidenced by negotiation and presentation skills. * Requires the ability to speak clearly and distinctly over the telephone. Requires tact, diplomacy and ability to maintain composure in handling internal and external clients and in every day job responsibilities. * Requires ability to effectively utilize computer systems required for essential job functions: working experience with AutoCAD, expertise in Microsoft Word, Project, Excel and PowerPoint required. Knowledge of Google Sketch Up and Adobe Suite preferred. * Requires the ability to prepare a variety of business documents and reports. * Required to work independently without direct supervision and be seen as a self-starter. Requires the ability to pursue work with energy and drive, especially in the face of resistance or setbacks. * Requires ability to work collaboratively and effectively with all levels of staff. * Must be confident in providing constructive feedback, proposing ideas outside of status quo and be able to present ideas clearly and effectively in both verbal and written communications.
