Responsibilities
**Additional Responsibilities and Functions** - May serve on various Commission committees and cross-functional project teams, contractor selection panels and cross functional interview panels. - May negotiate and coordinate acquisition interim use and disposition of real property to achieve project and program goals. - Participates in a variety of team and commission meetings including urban renewal team, internal project teams and annual budget process teams. - May respond to media inquiries or provide input if questions are referred to a manager level. - May participate in underwriting real estate loans and grants as assigned. - Performs all other relevant duties as assigned. **Supervisory Responsibilities** - Position has no direct supervision; however, position may oversee the work of consultants, contractors, sub-consultants and temporary contract help and/or other temporary/student staff to ensure successful completion of assigned projects. **Leadership Responsibilities** - Position is expected to function in a leadership role by clearly demonstrating and acting in accordance with PDC values, and serving as a role model for others.

**QUALIFICATIONS** **Minimum Knowledge and Skills** - Advanced technical knowledge in one or more of the following areas: redevelopment, real estate planning and development, urban renewal, public administration, commercial or business district management, small business development, or workforce development. - Knowledge of federal, state, and local land development and public policy; urban renewal law, practices, processes, and strategies and real estate laws and regulations. - Advanced project management experience overseeing complex commercial and industrial real estate development projects often involving multiple stakeholder groups. - Effective communication skills including interpersonal, public speaking, and business writing capabilities. - Demonstrates experience and success in working with multiple diverse populations. - Strong organizational and prioritization skills, and ability to adapt to changing project assignments and responsibilities. - Ability to work with a variety of stakeholders ranging from business owners, developers, and citizens to other public and elected officials. - Ability to build trust and confidence in others. - Strong cooperation, consensus building, and persuasion skills. - Basic understanding of public administration including purchasing, contracting, and maintenance of public records. - Knowledge of and ability to use public presentation and speaking techniques - Knowledge and familiarity with economic development principles and practices - Knowledge of Microsoft Office software applications (Word, Excel, PowerPoint, Outlook, and MS Project) and familiarity with business practices such as accounting, budget, customer relationship management and records management. **Minimum Education and/or Training** - Bachelor's degree in business or public administration, urban planning, economics or a related field; or an equivalent combination of training and high level work experience plus proven exceptional skills. **Minimum Experience** - Six to nine years overall work experience implementing redevelopment, business development or real estate development activities including business technical assistance and training, business district management, or other related work. **Preferred Education/Training and/or Experience** - Master's degree in business or public administration, urban planning, or economics. Progressively responsible experience in urban renewal project management, land use planning, business district management, or real estate development. **Physical Requirements** - Position requires ability to sit for the majority of the work day, and frequently requires standing, walking, hearing, speaking clearly and distinctly, seeing with visual acuity sufficient to read computer monitors or printouts in 8 point or finer type, and repetitive hand and wrist movements. Occasionally requires reaching, bending, or lifting/carrying up to fifty pounds. Position requires ability to drive to different locations.
