Responsibilities
WCCG is seeking to hire a Portfolio Manager for its Austin office to report directly to the Vice President, Portfolio Management. The Portfolio Manager will be responsible for monitoring the ongoing financial performance of the existing multi-asset commercial real estate portfolio, developing new strategies to drive NOI, and maximize investor returns. The Portfolio Manager will be directly responsible for the current self-storage portfolio and will assist with other commercial asset classes as the need arises. This is a unique opportunity to join a growing real estate services company for an established national investment firm. Responsibilities * Support development of the newly created Investment Management division that will be responsible for maximizing and overseeing the ongoing financial performance of a multi-asset commercial real estate portfolio * Critically evaluate existing real estate operations and business plan execution to identify new strategies to drive NOI and maximize investor returns throughout the portfolio * Assist in the development and implementation of asset business plans by conducting market evaluations and setting and achieving occupancy, revenue, operating expense and capital expenditure goals * Perform in-depth due diligence of existing portfolio, including travel to the properties * Oversee major capital expenditure projects and provide strategy and direction in order to maximize returns * Serve as liaison across property managers, regional managers and accounting department to ensure timely execution of all deliverables including annual budgets and monthly variance reports * Participate heavily in the annual budget and quarterly reforecasting processes that involves planning, supporting budgeting and forecasting tools, determining financial goals and related guidance, communicating process and guidance to teams in the field, and reporting on results to field teams and senior management * Assist with analyses of property sectors, real estate and economic trends * Maintain/update individual asset valuation files and fund portfolio models * Prepare presentations for the Investment Committee, including approval memos for major events * Prepare financial reporting packages and valuations for senior management on monthly, quarterly and annual basis, including identification and tracking of key performance indicators * Support monthly reporting processes which include calculation & analysis of operating metrics, variance reporting, cash forecasting, capital management, and lease pipeline review * Prepare investor reports and respond to inbound investor inquiries, as necessary * Perform special ad hoc projects, analysis and reporting on a frequent basis * Implement best practices and develop new policies/procedures to streamline work flow across departments and between properties and tenants * Understand and master a multitude of financial systems and processes to provide support and training to associates and analysts * Develop value add tools and assist in system and process implementation and improvement projects * Maintain fund and portfolio organizational documents and processes * Support financings and refinancing across assigned portfolio * Assist Acquisitions team with due diligence and business plan development for prospective investments and post-closing transition of new assets * Assist Capital Markets team in preparing firm, fund, and asset-level summaries to support capital raising activities * Monitor investments post-closing to ensure that they are performing as anticipated and make recommendations when changes should be made
Ideal Candidate
Competencies * Strong knowledge of real estate private equity concepts including key terms of LPAs and LLCs as well as real estate finance and investment concepts including key terms of PSAs, financing agreements, and leases * Demonstrated proficiency with financial statement analysis, accounting and valuation methodologies * Deep understanding of real estate company operations and key business drivers, with particular respect to value-add or opportunistic real estate strategies across asset classes * Ability to lead month and year-end closing and financial reporting processes * Understanding of tenant billings for insurance and real estate taxes * Expert analytical and problem solving skills. Excel mastery required * Comfortable working with large quantities of data and able to quickly and accurately analyze and audit results * Skillful at project management and able to function at a high level with minimal resources * Strong interpersonal and communication skills with the ability to manage a cross-functional team of property managers, regional managers and accountants * Highly motivated self-starter who can lead projects to completion * Excellent organizational skills and ability to establish priorities with little direction in a fast-paced environment * Entrepreneurial mindset with an internal drive for excellence and efficiencies * A strong work ethic, with the ability to work in a dynamic and demanding work environment to meet critical deadlines and complete projects with minimal supervision * Unwavering commitment to integrity with a strong moral compass and an unflinching resolve for maintaining the highest principles of the World Class brand Qualifications * Bachelor's degree (BA/BS) in Finance/Real Estate/Accounting, or other business program, from a top tier university with a minimum 3.5 GPA; MBA a plus * Minimum 6 years of real estate private equity, fund administration, or portfolio management experience * CPA, CFA, CCIM or other relevant certifications/licenses desirable * Experience with self-storage portfolio or financial management a plus * Strong command of real estate accounting and financial software including: Yardi, JDE, ARGUS DCF, ARGUS Enterprise, Realogic, MS Office (Word, Excel, PowerPoint and Project), etc. * Strong knowledge of operations, budgeting/forecasting, property accounting, os tax basis financials, and lease administration * Knowledge of industry standard third party data sources (e.g. CoStar, REIS, Green Street, RCA, Moody’s Economy, etc.) * Willingness to travel
