Summary
Pacific Urban Residential seeks a Director of Construction who will oversee and direct all construction activities and construction personnel for a western United States portfolio of apartment communities. The position reports to the Director of Portfolio Operations and will be based in the firm’s Palo Alto headquarters. This is a very important role in the organization – running a $65 million book of construction business. Essential duties for this role include the recruitment and training of the construction team, as well as providing career leadership for the construction personnel. Significant growth in portfolio size is expected in the coming years and it is important to fulfill the expanding needs of the Company.
Responsibilities
**Primary Responsibilities & Objectives:** * Supervise Pacific’s on-site construction managers, as well as manage the third-party general contracting teams * Support the firm’s acquisition, feasibility and due diligence activities for each prospective property that is purchased * Maintain executive level reporting and communication; must have the ability to communicate with banks, financial partners and senior management. * Source new contracting relationships, as needed, to handle the firm’s expanding work load * Manage the permitting and approval phases for those projects needing municipal approval * Supervise construction reporting and forecasting * Develop / monitor construction budgets and schedules * Oversee the negotiation of agreements with the General Contractors and other construction professionals * Work collaboratively with the in-house design and construction teams * Analyze cost and schedule savings opportunities * Manage quality control * May perform other duties as required
Ideal Candidate
**Required Qualifications, Skills and Education:** * BA/BS Degree with construction related curriculum * 10 - 15 years of multi-family / apartment construction experience; it is particularly helpful if that experience includes the renovation of existing apartment assets * Strong organization, communication, leadership and staff management skills * Ability to manage multiple projects and strategic initiatives * Excellent computer skills (i.e. Microsoft Excel, MS Word, MS Project) **Travel Requirements:** * Please note this position will require visits to sites and projects under construction. As a result, the position requires both local (Bay Area) travel, as well as travel (as needed) to Southern California and the Pacific Northwest.
