Facilities Project Manager

Under limited supervision, uses knowledge and skills obtained through education, experience and/or training to plan and implement project management strategies to ensure the successful and timely execution of projects through all phases, including project planning, site analysis, design, contracting, construction, and project closeout. Acts as project liaison with internal and external resources to ensure timely and efficient success of projects. Regular contact with internal customers and vendors is required to identify, research and resolve problems. This is a high risk environment with high levels of capital expenditure.

* Establishes and implements overall project plan objectives, project schedule and financials including project budget, and works with the customer to ensure satisfactory delivery. * Identifies and sources out market resources for procurement of appropriate goods and services. * Selects vendors and manages vendor activity and performance to ensure compliance with the objectives of the project. Qualifies contractors by reviewing bids and related documents. * Identifies inefficiencies in processes and makes adjustments to improve efficiencies. * Establishes and manages the financial expenditure budgets of the project and monitors the costs. * Ensures compliance with legal, regulatory, audit, safety, and environmental issues. * May be an individual contributor, or manage a support staff for construction related projects. * Manages external resources (Architects, General Contractors, space planners, and all other vendors related to office build-outs) to achieve business results. * May lead, coach and mentor facilities project and planning staff. * Performs other duties and responsibilities as assigned.

**Knowledge of:** * Construction and real estate business practices. * Financial Services industry. * Financial terms and principles. **Skill in:** * Construction, design, engineering, space and occupancy planning, and quality control of a project. * Forecasting budgets and conducting financial analysis for construction related projects. * Comprehending, analyzing, and interpreting complex business documents. * Experience in real estate transactions to include commercial leasing: lease/contract language and space planning. * Operating standard office equipment and using required software applications, including real estate and project management software tools. * Ability to: * Respond effectively to the most sensitive issues. * Write reports, manuals, speeches and articles using distinctive style. * Make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. * Motivate and negotiate effectively with employees and client groups to take desired action. * Organize, manage and track multiple detailed tasks and assignments with frequently changing priorities in a fast-paced work environment. * Educational/Previous Experience Requirements: * Bachelor's degree in Architecture, construction or engineering. * Minimum of six (6) years experience managing multiple projects, including experience in design, construction or engineering. * Previous management experience. or * Any equivalent combination of experience, education, and/or training approved by Human Resources. **Licenses/Certifications:** * None required.
