Summary
Responsible for the overall management of the Research Department to include personnel management, database management and verifying database integrity. Works closely with the brokers / sales staff to address their research needs and formulate appropriate solutions.
Responsibilities
* Management/Human Resources * Responsible for supervising and managing database coordinators, research analysts, GIS and mapping staff, and research interns. * Responsible for recruitment, selection, orientation, motivation, mentoring and training of research staff. * Responsible for conducting periodic performance reviews, creation and implementation of performance rewards, disciplinary action when appropriate and approval of time cards for the research staff. * Ensure compliance and adherence to all company research initiatives. * Responsible for managing the daily workflow, identifying training needs, tracking performance, coaching and motivating of the research staff. * Leadership * Plan and implement all research staff meetings. * Ensure Best-In-Class research services for transaction services, management services and other business lines in your market. * Cooperate and communicate with other research managers to share best practices and implement new best practices within your office. * Work with Local Market Leader to establish and maintain office research goals and objectives. * Data Management & Integrity * Responsible for understanding all Newmark Grubb Knight Frank research related database programs. This entails establishing procedures for acquiring, entering and verifying real estate market data related to properties, listings, tenants and comparable transactions for all divisions covered by the district offices. * Responsible for training new staff, along with the ongoing training to existing staff and interns in the Company programs and will promote the research department capabilities to the brokers / sales staff. * Directly responsible for addressing issues of data quality and must be fluent in all operations performed by the staff of the research department. * Data Interpretation, Presentation & Marketing * Responsible for the aggregation, analysis, interpretation and reporting of market research data. Market information is consolidated, verified and summarized on a quarterly and annual basis. * Will take an active role in working with brokers/sales staff to develop client-oriented interpretations and analysis of current and future market trends. May participate in client presentations. * Will monitor market share information including tenant representation activity, ownership and exclusive agency representation. * Will identify trends and author occasional white papers regarding these trends for use in the office and potential press releases. * Outside Vendors and Resources * Will have an understanding of all purchased research-related data sources including, but not limited to, listing services, tax record information, property assessments, ownership information, aerial software, direct marketing and tenant prospect databases. * Manages purchased database sources including negotiating contracts, recommending new sources and evaluating existing products. * Company Programs and Policies * Directly responsible for reporting appropriate market statistics to corporate personnel. * Responsible for writing and producing Market Trends within corporate dictated deadlines and standards. * Will serve as Market Trends editor for other assigned markets. * Responsible for writing and producing annual forecast book within corporate dictated deadlines and standards. * Work with corporate research staff to obtain appropriate answers to research questions, and to obtain training and support when requested by other offices or corporate research personnel. * Coordinates requests and responses between local office and Company resources. * Business Development * Develops and maintains relationships with real estate consulting and service companies. * Assists in pursuing, securing and servicing new opportunities which demands higher level of service. This includes developing suitable budgets, coordinating marketing and research activities and assisting in follow-up. * Administrative * Supervises the maintenance and organization of the reference library and maintains and recommends new subscriptions, approved related invoices and develops annual budget. * Attends broker/sales staff and management meetings to present pertinent market research activities. * Established annual research budget for review by senior management. * Oversees computer maintenance, troubleshooting and repair as it related to research operations. * Market, Economic and Financial Analysis * Manages and directs the analytical functions of the office. This includes integrating a higher level of analysis, including lease vs. Buy, lease vs. lease, sale/leaseback, investment sales and development projects. * Responsible for maintaining a current knowledge of trends and changes in the financial world.
Ideal Candidate
* Bachelor’s degree (preferably in economics, real estate, finance, urban planning or business administration). * Minimum of 3-5 years professional management experience in real estate analysis, market research or related field. * Extensive database and systems management experience. * Project and staff management experience. * Strong analytical, writing, and communication skills. * Very strong people and presentation skills. * May perform other duties as assigned * Physical Requirements: * Seeing: Must be able to read reports and use computer * Hearing: Must be able to hear well enough to communicate with co-workers * Standing / Walking * Climbing / Stooping / Kneeling * Lifting / Pulling /Pushing * Fingering / Grasping / Feeling: Must be able to write, type and use phone system
