Summary
Under the general direction of the VP of Property Operations, the Assistant Director of Facilities Management is responsible for managing the day to day operation of all building systems. These responsibilities include but are not limited to the maintenance and repair of plumbing, HVAC, gases, steam, and electrical systems. In addition the duties include construction project management responsibilities that are outlined below. The Assistant Director of Facilities Management assumes the duties of the VP in his absence.
Responsibilities
* Provides input into and executes strategic plan for assigned department(s) consistent with the strategic vision of the division and MGM Grand. * Provides input and direction in the development and monitoring of fiscal budgets, division operations and marketing strategies to produce both short term and long-term profitability for MGM Grand. * Provides input into and executes the development, implementation, and measurement of guest service standards within assigned department(s) consistent with the company’s core service standards and brand attributes. * Participates in the research, development, evaluation and implementation of new products, services, technology and processes to ensure MGM Grand’s competitive position and in anticipation of changing customer needs within the dynamic hospitality/gaming environment. * Directs Human Resources responsibilities for assigned department(s) to include: creating a work environment that promotes teamwork, performance feedback, recognition, mutual respect and employee satisfaction; quality hiring, training and succession planning processes that encompass the company’s diversity commitment; adherence to the company’s status quo third party representation philosophy; compliance with company policies, legal requirements and collective bargaining agreements. * Provide input into and execute strategic plan for assigned department(s) consistent with the strategic vision of the division. * Responsible for the operations of all building systems including mechanical, electrical, plumbing and EMCS. * Develop and implement preventive maintenance systems and building systems testing, balancing, calibrations, and other re-commissioning activities. * Approve and monitor contracts with outside contractors that perform maintenance work on property. * Ensures assigned projects are completed within budgets and schedules while meeting client needs. * Prepares detailed construction cost estimates and documentation for project funding authorization. Is responsible for interfacing with appropriate levels of management to obtain funding approval signatures. Explanation of project scope and the associated costs as required is part of this process business objectives and design guidelines. * Monitors progress, provides financial control and ensures quality of project. * Develop schedules and budgets for assigned projects. * Identify and evaluates alternative solutions to best meet program goals. * Participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors and selects vendors. * Interacts with governmental branches and regulatory agencies as required to ensure that projects comply with all applicable legal requirements and regulations. * Participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors and selects vendors. * Enforce and maintain proper safety measures. * Responsible for hiring, termination, performance evaluations, and related personnel functions for assigned staff. * Thorough knowledge of current collective bargaining agreements. * Perform all other job related duties as requested.

* Ability to facilitate a resolution to a problem, issue or event that is a source of conflict in an objective, value-free manner, remaining focused on outcomes while preserving positive working relationships. * Ability to identify needs set goals and training standards for the delivery of effective training to meet individual or group needs. * Ability to identify performance issues and bring them to employees’ attention in a positive manner; Provide employees with tools and resources to correct the performance issues. * Ability to provide leadership and direction contributing to the success of the organization and its strategic priorities by forging a vision of the future; positively influencing people and events; encouraging innovation and creativity; thinking strategically; leading change: motivating individuals and teams; and building a capacity for continuous improvement. * Ability to supervise individual staff and work teams effectively, fairly, consistently and in accordance with established human resource policies / procedures guidelines. * Education level associated with the attainment of a Bachelor’s Degree in Facilities Engineering or equivalent experience required. * Working knowledge of facilities and maintenance principles and theories of hotel operations. * Working knowledge of methods, accepted practices, considerations and regulatory requirements associated with safety and protection of workers, environment and site. * Previous Assistant Director or Management level position with strong facilities and maintenance background within a major hotel facility operation. * Excellent customer service skills. * Able to lead and mentor a team. * Have interpersonal skills to deal effectively with all business contacts. * Professional appearance and demeanor. * Work varied shifts, including weekends and holidays. * Working knowledge of computer software to include MS Word, Excel, PowerPoint, Outlook and/or equivalent. * Able to effectively communicate in English, in both written and oral forms.
