Summary
On behalf of Lowe Enterprises representing the Owner / Lessor, provide project management services associated with an $80M+ GSA lease (“Project”).
Responsibilities
**Project Management:** Perform project management oversight, leadership, and coordination necessary for a successful implementation of the Project in conformance with the established objectives and commitments, including: * Front line representation on behalf of the owner (aka “Lessor”) to the GSA and the government agency (“Government”) and the design builder (“Contractor”) in the implementation of the Project’s tenant improvements. * Manage all design, permit, and construction tasks in compliance with the Project lease (“Lease”) and subsequent improvements authorized by the Government. * Manage all Government requests for proposals, responses, and notices to proceed, including procuring Lessor authorizations. * Manage Contractor responsibilities and tasks to be in compliance with the design build agreement (“Construction Contract”). * Coordinate Lessor’s obligations with Government FF&E including design, space readiness, delivery, and installation. * Financial responsibility for tracking and reporting on use of Lease allowances, RWA’s, and any other Government expenditures to be reimbursed to the Lessor. * Coordinate with property management on all decisions that impact the operation and maintenance of the Project at space acceptance and turnover. * Collaborate on budgets, requisitions, value engineering items, disbursements, change orders, requests for additional services and other monetary and financial matters. * Collaborate on all record keeping and reporting and project tracking, projecting economic performance through disposition. **Start-up and Operations:** * Coordinate post construction commissioning and transition to property operations team. **Warranties and close out documents:** * Coordinate assembling and delivery of project close out documentation including warranties, operations and maintenance manuals, as build drawings, final sign off of punch lists, and final releases of liens.
Ideal Candidate
* Project and construction management experience and skills involving large GSA projects of significant size, complexity and of institutional quality. * Superior knowledge of MS Excel and Word, and Project experience. * Ability to analyze, document, and manage construction budgets and cash flows; lease allowances and reimbursements. * Ability to manage high-quality relationships with the Owner, Government, and Contractor in accordance with Lowe’s mission statement and core values. * Superior interpersonal, communication, and team-building skills. * Ability and willingness to think and act strategically within the limits of the Lease, Construction Contract, and this job description.
