Level 2 Development is an award winning real estate development firm based in Washington, DC. Since 2004, Level 2 has planned, constructed and entitled over 1,500 residential units and 75,000 square feet of retail space.
Responsibilities
This position requires a strong work ethic, critical thinking, knowledge and experience of DC development processes, strong written, quantitative, and analytical skills, a constant attention to detail, and the ability to handle a multitude of tasks simultaneously. The successful candidate will have full-cycle experience managing multiple projects. **Key Responsibilities:** **Design and Preconstruction** * Oversee architects, engineers, and consultants. * Collaborate with design team on program (floorplans, finishes, amenities, FF&E). * Negotiate contracts with consultant team. * Manage permit and utility approval processes. **Construction** * Act as owner’s representative at biweekly meetings with architect and contractor. * Negotiate change orders. * Review contractor performance to ensure high quality workmanship and compliance with design intent, plans and specifications. * Oversee third party testing and inspection consultants. * Manage punch-out process. **Leaseup and Asset Management** * Oversee property management staff in execution of leaseup strategy. * Work with marketing agency to create marketing campaign for each project. * Coordinate retail leasing efforts with brokers. * Ensure management team’s completion of operations and maintenance activities. **Acquisitions and Underwriting (future projects)** * Conduct feasibility studies and zoning analysis for acquisition opportunities. * Supervise Development Associate to prepare proformas, budgets, and market studies for underwriting of sites. * Prepare letters of intent to submit to landowners and assist in negotiations. * Oversee diligence process for transactions. **Entitlements (future projects)** * Strategically navigate entitlement processes (PUD, HPRB, and BZA). * Present at ANC and community meetings and garner public support. * Collaborate with land use counsel and design team on entitlement filings. **All Phases** * Work closely with Principals to execute the vision of each project and recommend decisions throughout all phases of the development process. * Anticipate and solve problems and issues that arise. * Ensure projects are completed within budget and that project milestones are met. * Coordinate budget variance analysis updates. * Lead monthly meetings with equity partners. * Implement detailed tracking of all tasks. * Supervise Development Associate in preparation of project budgets, monthly reports for equity partners, monthly draws, proformas, gantt chart schedules, meeting minutes, market studies, and general project administration.
Ideal Candidate
* Minimum 5 years experience in development management. * Expertise managing a minimum of 2-3 projects of similar size and scope in Washington, DC. * Track record of success managing multi-disciplinary project teams, including architecture, engineering, construction, law, marketing, leasing, and marketing. * Constant attention to detail and highly organized. * Strong academic background. * Passion for urban real estate development. * Self-starter, quality leadership skills. * Works well independently and in a small, entrepreneurial office environment. * Excellent written and verbal communication skills. * Quantitative abilities, experienced with financial modeling. * Project management, multi-tasking and prioritizing abilities, effective time management.
