**Job Responsibilities**
The Senior Asset Manager will be responsible for the asset management of the firm’s office and industrial real estate assets located in the mid-west and/or eastern markets. These assets are, and will be, part of the firm’s core and value-added separate accounts, and/or commingled funds. Additional assets may be added to this position’s portfolio as new investments are originated. Duties include oversight of the third party property managers, leasing agents, construction managers, and related parties as well as strategic planning, leasing, financial analyses, development of both operational and capital budgets, reporting on a quarterly and annual basis with regards to the performance of each asset, and analyzing returns on an IRR and time weighted basis. This position will also be responsible for the review and analysis of each new commercial asset which is to be acquired by the firm, during the initial evaluation of the property and during the due diligence of the asset to ensure that each asset can be managed to the level as set forth in the acquisition and long term budget.
**Duties**
* Establish, maintain and expand relationships with existing and prospective tenants.
* Analyze financial terms of lease proposals, using effective lease/rent calculations and net present value for leases. Determine if potential leases are consistent with current market conditions and meet with long-term asset expectations from a financial perspective.
* Draft and negotiate real estate lease proposals and leases, and make appropriate recommendations to senior management.
* Develop strategic business plans for each asset which will govern its daily operations and ultimate positioning in the market place. Oversee management of property operations for the assets.
* Identify, develop and implement value added strategy with respect to existing assets as well as potential acquisitions. Strategies may include, but are not limited to, renovations relating to repositioning, and lease up as well as ground up development.
* Develop, draft and present material recommendations regarding the property’s operations, capital plan or investment strategy for Investment Committee.
* Supervise, train and motivate property managers, leasing agents and personnel in American’s asset management philosophy. Supervise, train, and motivate internal staff.
* Supervise the completion of asset valuations (hold/sell analyses and annual and quarterly valuations) in an efficient and timely manner.
* Oversee general property level analysis functions (i.e., CAM reconciliation’s, PM contracts, RFPs, construction and vendor contracts).
* Prepare, review and approve budgets which will implement your strategic business plans.
* Perform economic analysis of all potential lease transactions to verify consistency with budget and/or proforma.
* Conduct in depth market research in order to fully understand the position of each asset in its respective market from a leasing and investment perspective and all underlying factors which may influence it. Update demographic and market information for each asset for strategic planning and reporting purposes.
* Assume responsibility for the acquisition/due diligence process, including the selection of appropriate property managers and leasing agents, initial capital and operating budgets as well as review and approve acquisition underwriting assumptions.
* Work with the Investment Group to develop long term models that will support the acquisition, create and present the purchase recommendation to Investment Committee.
* Review leases and lease abstracts, capital improvement budgets, and operational budgets.
* Manage the reporting process (business plans and monthly and quarterly reports) in an efficient and timely manner.
* Prepare annual portfolio review materials including preparing and delivering written and verbal annual portfolio reviews to trustees, consultants, and client staff.
