Ensure a safe, secure, clean and functional environment for our visitors and coworkers. Manage and maintain the building, mechanical operating systems, non-selling furniture, interior and exterior "in shape as new" to promote the image and brand of IKEA.
- Manage the staff and activities of the Facilities department, including operations, recruitment, discipline, coaching, mentoring, training, scheduling and performance management.
- Maintain location "in shape as new according to IKEA Commercial Review standards.
- Serve as the principal technical authority on asset management related matters.
- Administer and monitor preventive maintenance program, by utilizing your hands-on skills, coworker development and managerial expertise.
- Partner with other departments to manage an efficient energy conservation program.
- Control and streamline energy efficiencies via BAS/Lighting controller
- Partner with Operations Manager to negotiate and monitor external service contracts and forecast financial budgets pertaining to facility maintenance ling term planning.
- Maintain and be the contact person for HVAC, electrical, lighting, sprinkler and other fire prevention systems, sewage, plumbing, water, gas lines, energy equipment, company vehicles and Building Automation Systems.
- Conduct and act upon building, roof, grounds, parking structure maintenance, including other tasks such as ongoing renovations, remodels and major retrofits.
- Manage housekeeping , landscaping, snow removal, recycling/garbage disposal machinery.
- Oversee and direct local maintenance and building/construction contractors.
- Implement and monitor department routines and procedures.
- Evaluate construction methods and/or materials to determine which have the net result of reducing costs and achieve specified performance, reliability, maintainability, aesthetic, safety and security criteria.
- Contribute as a member of the Services Management team and Safety Committee and lead the Facility Maintenance Team.
- Assume responsibility for other tasks and projects as they occur.
- 5-7 years IKEA Facility experience including internal training programs or 5-10 years Facility experience within retail (preferred) or hotel, commercial building, big box
- Technical school degree reflecting at least one of these major trades: HVAC, Electrical< Building Constructions, Operating Engineer, Energy Management or Bachelor Degree in a relevant discipline
- Proven leadership abilities
- Prior experience in an "essential personnel" role and operating in an environment where a sense of urgency is the norm.
- Strong communication skills and service focus.
- Mechanical aptitude with HVAC, electrical, fire protection knowledge.
- Working knowledge of Building Automation Systems (BAS) for HVAC/Lighting
- Energy Management/procurement abilities
- Extensive knowledge of local, state and federal building codes and regulations, including in the areas of health and safety.
- Ability to read blueprints and electrical schematics
- Networking, negotiation and organizational skills.
- Computer proficiency - BAS, CMMS, fire panels
