The American Academy of Orthopaedic Surgeons provides education and practice management services for orthopaedic surgeons and allied health professionals. The Academy also serves as an advocate for improved patient care and informs the public about the science of orthopaedics.

Responsibilities

General Summary:

  • This position provides a safe, comfortable and efficient environment that is in compliance with environmental, mechanical, electrical, plumbing and building codes.
  • Directs, coordinates, oversees and evaluates the activities of the Operating Engineers and contractors engaged in operating and maintaining the facilities and garage.
  • Interfaces with Project Manager to participate in the decision process and oversee that the Operations resources are efficiently utilized during the planning, implementation and commissioning process.
  • Provides effective daily leadership and administration of the Operations team with the objective of safely and effectively operating equipment and systems.
  • Regularly informs the Director of any conditions affecting building services and tenant comfort or safety.
  • Responds to the needs of the tenants, facility management and leadership in a prompt and professional manner.
  • Maintains responsibility for tenant services, preventive maintenance, purchasing, and inventory control, contracted maintenance, general maintenance, and technical proficiency of the Operations team.
  • Develops and conducts programs to train property team members in the installation, operation, maintenance and repair of equipment and systems.
  • Protects and improves the value of the owner’s assets and ensures the building(s)’ equipment and systems meet or exceed their rated lives.
  • Creates and maintains responsibility for preparing the Engineering & Operations Audit to meet and exceed the agreed upon performance level for property.
  • Is proficient in developing and administering Critical Area Programs as related to computer rooms and other critical environments. And all other policy and procedures as needed.
  • Responsible for approving Operations team payroll submission.
  • When required organizes the need for over time labor effects.
  • Directs maintenance staff and monitors performance of their assigned duties. Performs and/or directs the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience to the firm.
  • All shift scheduling and job assignments are a responsibility of this position.

Principal Duties and Responsibilities

  • Must interface with DTS managers as appropriate to coordinate Critical Area Program. This will include but not be limited to; scheduling maintenance windows for critical maintenance task or equipment repairs, appraise management of any single-points-of-failure that could result in down time of any critical systems, participate in site staff meetings as needed to ensure good communication among site managers.
  • Develop and administer critical site processes such as; operation flow charting, root cause analysis of system failures; emergency response drills as related to life safety or critical system failures, compliance with site audits, critical parts inventories, preventive maintenance program and status reporting to management.
  • Must have proficient troubleshooting skills in order to coordinate corrective action with Operations team and/or contractors.
  • Must track all vendors performance as related to preventive maintenance agreements to assure that all task are being completed as designated in contract agreements.
  • Is involved in the development, organization and manages all administrative functions related to the Operations team. This includes, but is not limited to; budgeting and financial development and control, compliance with all local codes and regulations, team training, team productivity measurement, management reporting, energy tracking & documentation, and interfacing with project management as needed.
  • Aligns team objectives with annual performance goals to assure AAOS expectations are met or exceeded.
  • Complies with all safety policies and practices of the organization and all safety standards associated with this position, including the use of personal protective equipment.
Ideal Candidate

Education

  • Must have a high school degree, two year applied science degree in heating/cooling or electrical systems, or completed a minimum of a three-year apprenticeship through an approved trade union.

Job Experience

  • 10+ years in commercial/industrial operations.
  • Must have fundamental skills in critical systems such as emergency/stand-by generators, Automatic Transfer Switches, Un-interruptible Power Supply systems, Power Distribution Units, UPS batteries, Load Tracking Systems, Chilled Water distributions systems, raised floor management, hot isle/ cold isle management, etc.

Professional Designations

  • Must hold a City of Chicago Stationary Engineers License, N.I.U.L.P.E. 1st class Stationary Engineers License or better.

Personal Characteristics

  • Above average interpersonal skills, ability to communicate very well in both verbal and written reports. Able to lift 50 lbs. and use ladders up to 26’. Have a valid driver’s license. Be proactive in keeping job skills current.

Computer Skills

  • Must be proficient in the operation of Building Automation Systems, Life Safety Systems, CMMS, Lotus Notes, 360, Microsoft Office and Microsoft Outlook.
