Summary
Hanley Investment Group is currently seeking an Associate to work alongside a highly successful and dedicated commercial real estate brokerage team.
Responsibilities
* Provide high level support to multiple real estate professionals. * Ability to prioritize various projects and meet deadlines daily among several brokers. * Have a thorough understanding of retail shopping center investments including lease terms and economics (i.e. cap rates). * Financial assessment, analysis and underwriting of retail real estate assets nationwide. * Create financial models using Argus and Excel software for financial analysis of retail investment properties to be included in Offering Memorandums and Broker’s Opinion of Value, i.e., Rent Roll, Income and Expense and Pricing Analysis. * Conduct research for transactions including ownership title research, development and maintenance of database and tracking competition. * Coordinate the preparation of marketing materials, packages, proposals and presentations including property profiles, lease/sales comparables, market analysis, location and area overview. * Manage and coordinate Letters of Intent, Offers/Counter Offers, and Purchase and Sale Agreements. * Support Senior Agent in performing due diligence including collection and review of relevant documents, economic analysis, rent roll preparation, operating expense review/budgets, lease abstracts/assumptions, CAM reconciliations, tenant research. * Assist Senior Agent with sale negotiations, title/escrow coordination and transaction management. * Ability to field phone calls including Seller, Buyer and Broker follow up and communication * Daily maintenance of company database and correspondence with clients.
Ideal Candidate
* Minimum of 3 years relevant experience in the commercial real estate industry (retail preferred). * Bachelor’s degree with emphasis in real estate and finance. * Experience using real estate investment analysis software (Argus and Excel preferred). * Ability to perform financial analysis and have complete understanding of financial metrics (cap rate, IRR, NPV, DCF) * Advanced user capability of Microsoft Office (Word, Excel, and PowerPoint) and Adobe. * Organized with high attention to detail and excellent follow through. * Solid written and oral communication skills and ability to work independently. * Ability to meet deadlines in a fast-paced, team-oriented environment and effectively manage time and workload. * California Real Estate Sales License preferred
Compensation and Working Conditions

Additional Notes on Compensation

Base salary plus incentive; competitive and commensurate with experience.
