Summary
CBRE, Inc. is seeking an Analyst to work with the New York Institutional Group that handles investment property sales in the New York Tri-State region (including New Jersey, Westchester County, Fairfield County and Long Island). The position is located in the Stamford, Connecticut office. The New York Institutional Group is a 14-member investment sales team that represents institutional owners in the sale of office, multifamily, industrial, and retail properties in the New York Tri-State region.
Responsibilities
* Preparing financial and property analysis of real estate assets: * Analyze rent rolls, historical property income, operating statements, budgets, leases, loan agreements and expenses * Market conditions including sale and rent comparables, employment trends and demographic profiles * Understand physical attributes of asset that impact the appeal of the property to tenants and investors * Value assets based on interpretation of above financial analysis and market conditions * Market Research * Details on comparable property sales and rental rates * Understanding major employment drivers in any given metro region * Entertainment and lifestyle attractions of property locations * Presentations and Offering Memoranda * Composing written pitches to earn new business that articulates the findings of the property, financial and market analysis * Creating Offering Memorandum that markets investment opportunities to potential investors * Supplemental marketing information including press releases, client meeting presentations and marketing mailers
Ideal Candidate
**Strong Financial Acumen** – must possess a strong grasp of basic financial principles and concepts that are crucial to the underwriting and valuation of real estate. These include rent rolls, income & expense statements, debt, IRR’s, and sale & rent comparables. **Driven to Perform** – The New York Institutional Group works with the largest and most sophisticated property owners in the world including pension funds, REITS, private equity firms and insurance companies. The Group has earned the ability to work with an elite roster of clients as it deliveries exceptional service and results. Candidate must expect this of themselves. **Project Management** – Manage multiple projects simultaneously with the ability to make decisions regarding time management and priorities. **Requirements:** * Strong written and verbal communications skills * Keen analytical acumen and strong understanding of financial terms and principles necessary in real estate underwriting, including discounted cash flow, IRR, NPV, etc * 1-2 years of financial analysis in Argus and Excel * Highly organized, proactive, self-disciplined worker * Thorough and diligent fact-finder, copywriter and proofreader * Ability to meet deadlines and work on multiple projects at the same time * Experience working in the financial markets is preferred * Undergraduate college degree (B.A. or B.S.) **Computer Skills:** * Argus is required * Microsoft Office (i.e. Excel, Word, PowerPoint, Outlook, etc. * Adobe Acrobat and Photoshop a plus but not a requirement
