Summary
The Vice President and Construction Project Manager (VPCPM) is responsible for managing capital projects and advising Brookwood asset managers, property managers and senior management on cost, design, development, permitting, schedule and management of the same for a 8.3M SF national portfolio of owned class A and B office buildings. Typical projects will include, but are not limited to, interior and exterior common area renovations, site improvements, tenant fit-up, building systems replacement and envelope restoration. This position requires significant travel. Based in Beverly MA, the VPCPM will report to the Senior Vice President and Director of Property Management.
Responsibilities
* Develop pro forma cost estimates and budgets. Periodically update job-cost forecasts and report status on a regular basis to project teams and senior management. * Participate in project design and scope development. * Research or work with third party vendors to understand local entitlement processes and timing. Coordinate preparation of permit applications. Prepare/gather documents and renderings. * Project manage construction projects, overseeing architects, engineers, construction managers and general contractors, ensuring delivery of completed work on time and on budget. * Summarize current issues / action items that require project team or senior management attention. * Create and manage project schedules and provide periodic status updates to the project team and senior management. * Review construction plans, specifications, submittals and all other related project documents. * Prepare, review and administer contracts with architects, engineers and contractors. Manage all aspects of the contracting process including: preparing RFP’s, soliciting bids, advising on contractor selection, contract negotiation, job-cost tracking, change order management, payment approval and project closeout. * Perform periodic inspections to ensure that installations are performed as specified. * Participate in strategic and tactical planning sessions with senior management. * Advise asset managers and property managers on general building and systems design. * Communicate effectively in writing and verbally to all levels of Brookwood management, third party consultants, local officials and other project-related personnel.
Ideal Candidate
* BS/BA or equivalent in the field of construction management * 8+ years of experience in the field of office building construction * Strong project management skills * Ability to read and interpret architectural and engineering plans * Strong knowledge of office building and systems design * Strong knowledge of construction methods and materials * Strong knowledge of building codes * Strong knowledge of AIA contracts * Strong computer skills, including; Microsoft Office and FastTrack Schedule (or equivalent) * Working knowledge of AutoCAD or Revit a plus
