Responsibilities
- Work to support the Asset Management, Acquisitions & Development, and Portfolio Management areas of the Hotel Group - Develop and maintain critical monthly, quarterly and annual Portfolio, Asset Management and Acquisition information, reports and analytics - Work with IT/Systems to modify existing Hotel template to create efficient, user friendly model to produce standard information and analysis - Provide financial and statistical analysis on a timely basis for third party quarterly reports to portfolio managers - Work with Head of Asset Management to produce quarterly valuations of all hotel properties in portfolio - Assist portfolio management and portfolio accounting to completing the quarterly report process, including coordination and collection of data and writing/reviewing text - Internal coordination with IT/Systems on annual budget process as it relates to the group and the assets in the portfolio; work with IT/systems on enhancing budget template - Assist portfolio managers in the production of annual budget books and presentation books for our third party investors in hotel fund - Gather financial and statistical data to assist in preparing monthly status reports on all hotel portfolios - Support hotel asset management team with analysis of market economics, regional economy, operational feasibility, and flag/manager capabilities - Assist asset managers by reviewing key property P&L/STR information on a monthly basis. - Assist in coordinating and setting up “war room” for all hotel acquisitions and dispositions - Work with asset managers, administrators and brokers on dispositions - Work directly on or in coordination with Hotel Group team members in conduction hotel loan reviews for Cornerstone debt group - Assist in coordinating monthly and offsite meetings Maintain and update Pipeline reports for acquisitions team - Assist Acquisitions team in underwriting and analyzing potential hotel acquisitions – maintain and continuously improve CREA hotel valuation model - Assist in gathering and evaluating economic, demographic, and real estate market data - Assist in preparing and/ or prepare draft acquisition investments briefs and related support material - Provide support on acquisition site visits and acquisition takeover when necessary - Provide support for acquisition financing - Reviewing legal documents and other materials as part of the due diligence process; abstract key documents - Maintain hotel sales transaction data base - Assist Acquisitions & Development team in preparing presentations to outside parties/clients - Other related duties as may be assigned from day to day **Market/Research Information Collection** - Responsible for coordination of Smith Travel Research information in AssetEye (monthly, weekly & quarterly) - Maintain Lodging Econometrics information - Maintain file of key industry reports and articles to ensure we are consistently up to date with most recent industry trends **Maintain and Develop Key Portfolio models** - Quarterly Valuation Model - Total Return Matrix - Mock Liquidation Model - Portfolio Cash Flow Model - Debt Summary model - Fund quarterly report models
Ideal Candidate
**Knowledge Requirements** - Bachelor’s degree required - Academic background in Finance, Accounting, Real Estate or Hotel Management preferred - One to two years of post-graduation real estate finance work experience strongly preferred, ideally in valuation, consulting, brokerage or acquisitions - One to three years of hospitality work experience preferred - Strong computer (Excel) skills - Knowledge of financial modeling and cash flow analysis programs ( such as ARGUS) preferred - Strong analytical skills - Highly developed written and verbal communication skills - Ability to work independently and as part of a team - Attention to detail, strong organizational skills, and the ability to work on multiple projects simultaneously - Strong presentations skills (Report Development, PowerPoint) **Competencies** - Strong analytical and reasoning skills - Highly developed written and verbal communication skills - Strong presentation skills (Report Development, PowerPoint) - Develops strong and effective relationships with all areas across the organization - Ability to influence others and win support on critical issues - Ability to work independently and as part of a team - Attention to detail and the ability to work on multiple projects simultaneously - Must have strong customer service focus - Must possess a high standard of professionalism and integrity - Ability to prioritize, multi-task and meet tight timelines - Innovative; handles complexity and issues quickly
