Summary
The Director of Property Management (DPM) has the primary responsibility for the execution of the Management Plan. The DPM is responsible for planning, controlling, and directing the day to day operation of the property, and for maintaining effective and positive client and resident relations. The purposes of this position are to meet the objectives of Lend lease and the Project Company (to include the Military Partner), to protect the value and integrity of the real estate, and to be responsive to all applicable stakeholders.
Responsibilities
* Financial management of all property management and maintenance operations including budget preparation, implementation, adherence and variance reporting * Implementation of and adherence to all Winn Residential and project company operating policies, plans and procedures * Implementation of, adherence to and reporting of all maintenance policies, plans, and procedures, including, but not limited to, work order systems, purchase order systems, preventive maintenance system, inventory control, and turnover (COM) process. * Meeting and maintaining budgeted occupancy goals including the development and execution of the project marketing plan. Maintaining the wait list in accordance with local military housing office requirements * Supervision of all human resource requirements for project employees including hiring, training and performance management * Developing and maintaining positive relationships with all local stakeholders including residents, military personnel, service partner and the surrounding community * Maintaining a safe environment for residents, employees, visitors, etc. * Full job description is available
Ideal Candidate
* High School diploma or equivalent required. Some college or college degree preferred * Minimum 5+ years of progressive property management experience including multi-site experience within a professional real estate atmosphere * Proven success in organizational development, process improvement, budgeting, financial management, leadership and marketing experience. Demonstrated ability to be creative, flexible, and adaptable to new situations and assignments * Must be independent, self-motivated and possess a positive attitude, operating well in a team environment that is focused on collaboration and accountability * Excellent interpersonal and relationship management skills and demonstrated ability to develop a positive working relationship with stakeholders at all levels * Proficient in Microsoft Office and YARDI or other similar industry software * Excellent organizational and administrative skills * Strong time management and deadline adherence skills * Flexible availability to meet project needs * Acceptable background and drug screen results * A valid driver’s license and operating vehicle is required * Some travel required

Working Conditions

Full-time, exempt position. Some nights and weekends required.
