Responsibilities
  • Direct the day-to-day activities of property management
  • Risk management, safety/security, maintenance, marketing, landscaping, tenant build-out, and other property operations.

Lease Administration:

  • Abstract leases, review tenant billings, prepare vacancy reports, tenant compliance and perform landlord obligations.
  • Develop & execute property-level business plans.
  • Engage, contract, and supervise vendors.
  • Forecast/manage CapEx (ex: HVAC, roof, & parking surfaces)
  • Administration of budgets; operational review and analysis
  • Approve invoices
  • AR/Collections
  • Provide detailed general status, monthly, and annual reports.
  • Financial statements, variances and cash management

Organizational Relationships:

  • Position reports to the Senior Vice President of Third Party Services.
Ideal Candidate

Job Requirements:

  • Ability to exhibit Rising’s core values.
  • 5+ yrs of property management or real estate experience.
  • 2+ yrs of Class A property management.
  • Supervisory experience.
  • College degree - real estate course work is ideal.
  • RE license, CPM and/or RPA designation is preferred.
  • Strong financial reporting, budget prep and CAM rec experience.
  • Yardi expertise.

Essential Skills, Abilities, Knowledge and Experience:

  • Strong written and verbal communications skills.
  • Excellent time-management and general organization skills.
  • Neat, professional appearance.

Required Software Expertise:

  • PC usage
  • Yardi, Asana, Box, GoToMeeting

  • Property performance meets or exceeds financial/operational goals.
  • Innovation in developing approaches enhancing property value.
  • Dependability and acceptance of increasing responsibility, as measured by either successful management of larger portfolios or more complex portfolios.
  • Professionalism displayed in work relationships.
  • Success working with minimal management.
  • Achieving the needed results with ease, speed, quality & grace.
