Responsibilities
**Job Summary:** Vestar acquires, develops and manages retail and entertainment shopping centers in the western United States, and is currently seeking a Manager of Due Diligence. The qualified candidate for this role will be responsible for overseeing all due diligence activities for Vestar’s shopping center acquisitions. The Manager will work closely with partners, internal teams and various third parties involved in the acquisition process. **Primary responsibilities include, but are not limited to:** * Preparing formal investment recommendations for approval by Vestar’s Investment Committee * Evaluating of all legal documents associated with potential acquisitions, including leases, purchase agreements, CC&R/REA agreements, title commitments, and loan documents * Completing on-site property inspections and tenant interviews for property acquisitions located throughout the western United States to evaluate property condition, tenant operations, and market position within the trade area * Preparing comprehensive property level pro forma cash flow and IRR projections using Argus and advanced Excel modeling * Reviewing historical operating statements, budgets and CAM reconciliations to confirm pro forma operating expense projections * Preparing tenant financial summaries to evaluate credit risk through comprehensive financial analysis and industry research * Evaluating property location based on demographics, neighborhood quality, traffic patterns, surrounding property uses, market competition, and re-leasing opportunities * Engaging third-party consultants and evaluating their reports, including Phase I & Phase II environmental reports, property condition reports, surveys, and appraisals * Presenting due diligence findings to senior leadership prior to expiration of the study period * Providing guidance to senior leadership and legal counsel to resolve issues that arise during the due diligence process
Ideal Candidate
**The successful candidate will have the following skills:** * Well-developed organizational, analytical and problem solving skills, aligned with excellent attention to detail * Ability to work independently and effectively in a fast paced environment, capable of multi-tasking and prioritizing a number of time sensitive tasks * Excellent communication and interpersonal skills **Education and Experience:** * Bachelor’s Degree in Accounting, Finance, Economics, or Real Estate * Minimum 5-10 years of experience in lending, real estate, finance or a related field (retail shopping center experience strongly preferred) * Strong financial modeling experience with Argus and Excel is required * Proficiency with Microsoft Office (Word, PowerPoint, Outlook, etc.) is also required
