Summary
Lightstone Group is a leading New York City based real estate investment and development firm. We are seeking a Commercial Asset Management Associate to support all facets of the commercial asset management operations and will play an integral role in the asset management team. The commercial asset management operation encompasses 21 shopping centers totaling 2.5 million SF and a flex-industrial portfolio of 1.8mm SF. This position reports into the First Vice President, Asset Management (Commercial). The ideal candidate is a highly motivated individual with strong analytical and financial skills.
Responsibilities
* Provide analytical support for property financings, refinancing and dispositions. * Maintain and update current Argus models. * Conduct various analysis of accounting reporting, real estate taxes, risk management, property info. etc. * Coordinate and manage the annual portfolio budgeting process. * Review of proposed lease deals and renewals for financial viability and business sustainability. * Maintenance of CapEx budgets. * Work with lenders and investors to ensure all information requests are provided in a timely and accurate manner. * Monthly review of property financial reports and creation of monthly reporting dashboards. * Semi-annual physical on-site property inspections. * Various special projects as needed. * Position may be required to perform duties outside their normal responsibilities as needed and when requested.
Ideal Candidate
* Bachelor’s degree or equivalent experience. * Two to three years shopping center asset management experience. * Must be able to travel between the NJ and NY office on a weekly basis. * Must be able to travel out of state and overnight 10-15% of the time in order to perform site inspections. * Strong knowledge of Argus, Excel, PowerPoint, and Word. * Excellent analytical and financial skills. * Strong attention to detail and ability to multi-task. * Ability to effectively communicate and work with various departments. * Motivated and detailed self-starter with a strong work ethic and ability to succeed in a fast-paced and changing environment. Work is generally performed in an office environment during normal business hours. However, depending on business requirements, evening and weekend work may be required. Physical requirements involve normal office activities such as sitting at a computer for long periods of time, speaking on the phone, making copies and filing, and traversing the office to go to meetings or visit with co-workers. When traveling to sites, must be able to tour the properties, walk the grounds, inspect mechanical rooms and systems. Please do not contact company principals directly.
