Summary
Granite Properties is in need of Assistant Property Manager in Denver, Colorado.
Responsibilities
* Responds to tenant needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants.Responds to tenant problems and concerns; and informs/engages Property Manager with recurring tenant issues. * Supports Property Manager in planning, budgeting and of operating and capital expenditures.Oversees the calculation of all special billings.Assists in preparation of annual budgets, reforecasts, management plans, performance reports, and variance reports.Understands and provides explanation for variances. * Assists Property Manager in training of staff. * Performs regular inspections of property.Recommends alterations, maintenance and reconditioning of property as necessary.Assists Property Manager in contracting for vendor services and supervises as required. * Coordinates tenant move-ins and move-outs, and “walk-through” spaces with tenants and tenant improvement department, utilizing Move In/Move Out Checklists. * Coordinates & updates new tenant handbook as needed. * Attends pre-construction meetings and punch walks at Property Manager’s request; coordinates AOP from Lease Administrator through tenant sign-off. * Supports Property Manager in operating expense recovery process; responsible for coordinating related tenant correspondence and billings. * Responsible for collection of rent (accounts receivable).Reports to Property Manager on possible collection issues and assists with associated legal documentation. * Coordinates tenant relation activities in conjunction with Property Manager including:tenant gifts, tenant functions, fire warden, and tenant contact meetings. * Approves invoices in Nexus accounts payable system * Oversees tenant-related correspondence including: memos, flyers, and newsletters. * Participates in civic and/or and business organizations.Attends BOMA or IREM programs and activities. * Other duties may be assigned.
Ideal Candidate
* Bachelor’s Degree plus a minimum 3-5 years of property management related experience. * Must have basic knowledge of accounting, budgeting, and finance. * Course work towards a RPA and/or CPM designation desired. * Proficient in Microsoft Office and Outlook.

Granite is committed to providing a total compensation package that is commensurate with performance and is competitive in the marketplace. Granite’s compensation package includes base salary, a discretionary performance bonus & sales profit sharing.
