Prologis is seeking a **Senior Leasing Manager in our East Rutherford, New Jersey** office. This person will primarily responsible for driving and executing leasing transactions, renewals and maintaining positive relationships within an assigned portfolio. Drive growth through successful marketing, negotiations, and leasing transactions. This individual must be able to identify opportunities for deals in their assigned areas and be able to execute deals in a timely manner. **Position Responsibilities:** * Assist Market leadership in expanding Prologis’ portfolio within the market, which includes activities to support the strategic direction as well as the operational execution of all facets of the business, such as deploying capital, underwriting business acquisitions, developing pro formae, etc. * Revenue Generation – Manage leasing activity to maximize the value of the assigned portfolio. * Create, maintain, grow and foster quality relationships with existing and prospective tenants. Be responsible for all aspects of local customer relationships, including the assurance of customer satisfaction. Develop an in-depth understanding of our tenants – their business, strategies, customers, and trends that impact their need for space. * Establish contact and trusting relationships with broker community. * Touring tenants and tenant brokers through listed properties. * Coordinate in-house leasing activity with construction and development, legal, accounting/finance and property management. * Negotiate both long-term and short-term agreements that are on favorable terms to the Company. * Service and develop global customer accounts and broker relationships. * Manage daily leasing issues, Tenant Improvements (TIs), customer issues and broker requests for showings, information and RFPs. * Review of all lease documents: proposals, new leases, renewals/extensions/expansions, amendments, license agreements, co-brokerage agreements. * Coordination, collection, analysis and evaluation of relevant information in the lease process, including tenant use and credit, tenant/building improvement scope and cost estimates. * Post-lease execution follow-up on delivery of space to new and renewing tenants, ensuring that tenant improvements are delivered on time and within financial budget. * Proactive management and monitoring of lease expiration roll. * Lease processing oversight – lease process checklists, delivery of security deposits, insurance certificates, environmental checklists, etc. * Lease file maintenance. * Manage tenant renewals as directed by manager. Manage and negotiate terms and conditions for tenant renewals as directed by manager. Reviewing lease documents including leases, amendments, assignments, terminations, etc. prior to signature. * Business Development – Identify and seek out acquisitions and development opportunities and interface with and support the acquisition and development groups’ pipeline and existing project activities. Leverage relationships with brokerage community and targeted national and global customers to create acquisition and development opportunities. * Attend weekly project meeting and participate in regional calls. * Marketing – Perform marketing activities to include prospecting tenants, marketing to brokers and agents, developing presentations and writing lease proposals. * Manage the creating of marketing/presentation materials, broker mailings and maintain portfolio availability in databases as necessary. * Collecting information on prospective tenants including articles of incorporations, financials, insurance, etc. * Become the market expert in your particular sub-market regarding market conditions such as rents, available product and general economic trends. * Join appropriate local ownership/brokerage organizations and participate in appropriate ongoing organizational and community events. Meet/correspond with important industry players (owners, brokers, politicians, contractors, vendors, industry experts, analysts, etc.) to promote the Prologis strategy and brand. Attend industry functions to promote the Company. * Financial Planning Control – Participate in the budget process and maintain awareness of property financial performance relative to budget. * Annual and quarterly budgeting and re-forecasting. * On an annual basis prepare GOTMAS goals for position, budget and forecast key performance indicators for market. * Quarterly Market Summary support and preparation. * Provide reporting, market and other relevant information to various internal practice groups, including Acquisition, Development, Disposition, Capital Partners and Valuations. Ideal Candidate
* Bachelor’s degree from a four-year college or university; and related experience and/or training; or equivalent combination of education and experience. * 5+ years minimum of experience in leasing and brokerage field and related business experience in connection with the sourcing, negotiation, and execution of commercial leases/contracts. * Must have persuasive presentation and negotiation skills. * Understand the market as it relates to acquisition including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties. * Professional understanding of building valuation methods (e.g., income, market, discounted cash flow, etc.). * Enthusiastic and positive attitude, with a sense of humor. * Good team player, strong initiative and customer service oriented. * Detail orientated with strong organizational skills. * Excellent written and verbal communication skills. * Ability to read and understand commercial lease documents. * Ability to interact with co-workers and other divisions in a professional and collegial manner. * Ability to effectively interact with external parties. * Ability to work well under pressure and meet deadlines. * Ability to exercise discretion when dealing with confidential information. * PC Proficiency to include but not limited to MS Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software including internet searches/mining. * Must possess a driver’s license and the ability to operate a motor vehicle. Ability to travel to other company locations/properties.
