Summary
The Resident Services Manager will lease and maintain a portfolio of Atlanta area homes owned by Broadtree Home Rentals, an emerging organization that acquires and manages single family homes for long term rental and is expanding its scope to include additional forms of residential rental housing. Headquartered in Rochester, New York, the company presently manages over 300 single family homes in four states, with the expectation that the operations will continue to expand into several additional Eastern and Central US states and that Broadtree will become a diversified residential fund including both multifamily apartment and single family rental homes. Further diversification could be achieved over time with the potential consideration of other residential asset classes. Broadtree Home Rentals is a wholly-owned subsidiary of Broadstone Real Estate, an established real estate investment and management company that also operates 270 commercial properties in 32 states and was founded by the same family that had previously formed Home Properties, Inc.* Broadstone Real Estate (including Broadtree Home Rentals) serves as the external manager for Broadtree Homes, a private equity residential fund REIT. The Resident Services Manager will be responsible for the timely rental of available Atlanta area homes and the entire lifecycle of the resident experience for the customer-centric organization. The successful candidate will possess excellent verbal skills and be able to quickly create and maintain rapport with prospective and current residents. The candidate must be exceedingly well organized and driven to ensure that all prospective and existing residents are followed up with in a timely fashion. As a first and ongoing point of contact for the organization’s tenants the Resident Services Manager must represent the company in a professional manner, communicate effectively with multiple internal and external clients, and work to build relationships with community officials, residents, realtors and service providers.
Responsibilities
* Develop and implement short and long range marketing plans; produce and distribute marketing and advertising for homes through appropriate channels and to targeted markets * Manage MLS and ILS listings and prospect outreach initiatives * Perform professional and timely lead management using Yardi; maintain Yardi database of prospective and current residents to ensure all information and interactions are captured and can be accessed by all team members * Oversee all capital improvement projects * Ensure excellent curb appeal and property maintenance so that homes are ready and maintained for lease * Manage resident service requests and work orders; as well as oversee external vendors and contractors performing maintenance to homes * Oversee turnovers and determine budgets for vacant homes * Ensure homes are ready and maintained for lease * Schedule and show rental homes, effectively communicating features and benefits of the home, community and organization * Qualify prospects and facilitate the rental agreement signing * Review receivables on a monthly basis and manage delinquent residents; oversee evictions when necessary * Conduct move-in procedures and walkthrough with prospective residents * Ensure resident adherence to the rental agreement and property requirements * Provide timely response to resident inquiries and take prompt action to address any issues * Conduct home visits and inspections; change filter, check fire detector battery, etc. * Manage the renewal process * Facilitate the move-out and security deposit refund process * Manage voluntary and involuntary early lease terminations * Prioritize and manage multiple projects simultaneously * Assume other duties and responsibilities as required

Positive, confident, committed * Ability to effectively work and communicate with colleagues in other locations * Self-starter, independent worker, who is not hesitant to ask for direction when required * Availability to work on weekends and evenings as required * Ability to travel to local properties; must have own vehicle and a valid driver's license **Education/Experience:** * Bachelor’s degree from four-year accredited university preferred, although experience will be considered in lieu of education * 3+ years’ experience in property management, marketing and leasing of residential real estate, with experience in single family home rentals a plus * Experience managing projects, vendors and contractors * Established network of vendors, contractors and subcontractors highly preferred * Real estate experience and knowledge of Atlanta real estate market * Real estate sales associate license strongly preferred; willingness to obtain license soon after hire required * Knowledge of principles and methods for showing and promoting property * Knowledge of rental property operations * Experience working from a satellite office; strong remote work skills * Strong database information management skills * Strong working knowledge of MS Office, including Word, Excel and Outlook * Excellent calendar management skills, experience coordinating meetings and appointments
