Summary
Responsible for planning, organizing, and directing the Facility Management team assigned to the University of Arizona Science & Technology Park (UASTP) in Tucson, AZ. Provide leadership and oversight of contract performance, delivery and compliance with governance requirements.
Responsibilities
* Direct and oversee all Engineering, Operations, Security, Environmental & Finance programs for the Common Areas and Central Utility Plant serving the UASTP in accordance with the approved budget and client objectives. * Supervise staff to ensure effective implementation of services in accordance with contractual, performance and quality expectations of the Company and client. As appropriate, review and approve staff performance reports. * Review the park’s performance on a continuing basis and establish proper measures of performance in accordance with established metrics and in conformance with governance requirements. * Oversee the selection of contract services, vendor negotiation of service agreements and monitor vendor performance to assure full compliance with standards established within the service agreement. * Develop and implement operating and capital budgets for the park within client’s stated objectives and guidelines. Work with NGKF Client Accounting to monitor proper accounting procedures and approve portfolio operating expense activity. * Produce monthly and semi-annual operating reports and other governance reporting as required. * Assist the client in the preparation of long-term strategic planning initiatives by providing creative solutions to increase operating efficiencies, reduce operating costs, drive cost savings and cost avoidance opportunities and provide an enhanced real estate environment for corporate client. * Develop and enforce Environmental, Health and Safety programs for the park. Maintain compliance with regulatory authorities and company policies. * Develop a comprehensive sustainability program including industry benchmarks, metrics and other best practices to measure and report on energy efficiency and conservation efforts. * Perform project management and oversee the design, bidding and construction of all repairs and capital improvements. * Perform site inspections of assigned properties and coordinate action plans with on-site teams to resolve non-compliance items.
Ideal Candidate
**Skills, Education and Experience:** * Bachelor’s degree in business administration or a real estate related field * CPM and/or RPA designation preferred * Minimum 10-12 years previous experience in property and/or facility management * Excellent written and verbal communication skills * Good negotiating and communication skills * Strong planning and organizational skills * Strong supervisory skills * May perform other duties as assigned **Skills, Education and Experience: Working Conditions:** * Normal working conditions with the absence of disagreeable elements
