Summary
est, monitor, and oversee repair of mechanical, electrical and electronic control equipment and building systems to ensure optimal performance within design specifications. Oversee preventative maintenance of building systems, schedule preventative maintenance tasks and direct contractor repairs. Communicate regularly with building occupants to ensure safe and proper functionality of space. Reports to manager level position within University Facilities Management.
Responsibilities
* Use sampling, testing and measuring techniques and equipment to perform quantitative and qualitative analyses on mechanical, electrical and electronic control building systems and equipment including: HVAC, neutralization tanks/pits, waste and water, vacuum and laboratory gas systems, rotating mechanical equipment, environmental control, electrical and refrigeration controls and systems. * Provide training for specialty and common building systems to other members of the UFM team. * Help enforce health and safety policies and internal facility policies. * Attend various meetings; maintain and prepare reports, records and documentation. * Work with architects and engineers from the Office of the University Architect (OUA) and assist in coordinating projects managed by OUA. * May assist in preparing documentation regarding code and compliance standards. * Provide functional guidance of unclassified employees. May provide ongoing facilitation of projects. * Supervise classified maintenance staff and provide direction to external contractors as assigned. * Provide after-hours support on an as needed basis. * Perform other related duties as required. * Verify and maintain building pressurization, temperature and humidity controls. * Maintain, troubleshoot and repair identified systems and related equipment. * Collaborate with researchers and departmental representatives to ensure systems are meeting the needs of the building occupants. * Assist in construction project management activities; act as site project manager on construction and maintenance projects as needed. * Act as project manager, contract administrator, and/or supervisor as required. * Oversee maintenance and repairs of electrical, plumbing, HVAC systems, building and grounds of assigned area. * Manage and track work orders through an automated system. * Incumbent assigned to Preventative Maintenance Planner responsibilities may be responsible for: * Update maintenance procedures through the acquisition of new data from manuals, blueprints and/or field inspections to provide current and accurate system information at all times. * Plan, perform and coordinate preventative work schedules and estimate time and costs; consult with supervisors, staff and contractors regarding work projects, frequencies and needs.
Ideal Candidate
* Bachelor’s degree in a related field with evidence of continued training in mechanical and electrical systems and 3 years of experience maintaining equipment to manufacturing guidelines, preferably in an educational setting. * Fume hoods, systems and controls (ASHRAE 110 standard) * HVAC system balancing and principles * OSHA safety guidelines * Gas and vacuum systems * VAV and VFD controls * DDC Controls, reporting and remote monitoring * Chemically designed plumbing systems with neutralization pits * RO & DI water systems * HVAC systems and controls serving clean rooms, animal labs and secured areas * Mechanical system life cycles * Appropriate safety practices * Johnson systems * LEED requirements for buildings * Interpersonal communication to effectively interact with university personnel and public in person and over the telephone (e.g. to transmit work directives, to discuss and clarify requests for work, to order supplies from vendors) * Written communication (e.g. to compose correspondence, reports, etc.) * Facilities Maintenance Management Systems (FMMS) * Operation of related equipment (e.g. ladders, scaffolds, aerial lifts, etc.) * Creating and developing relationships with contractors and service providers * Computer skills, i.e. Microsoft Office Suite * BAS operational skills * Plan and direct work activities, to manage time effectively and set priorities * Resolve problems independently and make decisions * Understand and demonstrate preventative maintenance procedures * Read and comprehend a variety of written materials * Interpret and apply blueprints * Demonstrate mechanical aptitude * Perform basic mathematics (e.g. add, subtract, multiply and divide whole numbers, fractions and decimals and to calculate percentages) * Work non-traditional work hours
