Summary
Provide global real estate and facility management, support, and vision to the organization. Responsible for planning, acquisition, and development of existing and new properties across the globe.
Responsibilities
* Directs, plans, manages and executes all company real estate activities, including facilities management. * Prioritizes needs and requirements from executive team on company expansion efforts internationally; direct and ensure implementation of these efforts from a facilities perspective. * Manages the real estate portfolio including leases, space inventory and seating assignments. * Liaises with landlords, brokers and property managers regarding building and facilities issues. * Directs design development and construction management for new facilities and build outs of existing facilities for all international locations. * Oversees and/or manages all construction projects to ensure timeliness, efficient space utilization and ensure resources and budgets are assigned and adhered to. * Negotiates with property management companies and vendors. * Manages all elements of property acquisition, including real estate due diligence analysis, guidance on alternatives, RFPs and lease negotiations, working with outside contractors, brokers, vendors, landlords, consultants, along with internal constituents. * Oversees and reviews all leased facilities (both tenant and landlord); negotiates, monitors lease expiration dates and renewals (lease administration). * Conducts needed analysis and capacity planning for all sites. * Ensures properties operate efficiently and oversee the smooth transition of the move-in/move-out processes. * Uses analytics and various business metrics to drive strategic decision making at it relates to international real estate and facilities. * Establishes a cross-company, strategic planning process for facilities. * Monitors monthly operating and capital expenditures with Budgeting and Forecasting partner. * Partners with stakeholders to provide optimal facilities for business needs. * Provides thought leadership, process improvements and industry best practices. * Develops and nurtures talented and engaged team of individuals; organize them in a way that brings out their full potential. * Sets clear expectations, develops goals and provides timely and relevant feedback, praise, and discipline as appropriate. * Requires travel domestically and/or internationally utilizing commercial transportation resources.
Ideal Candidate
**Technical Competencies (Knowledge, Skills & Abilities):** * Experience with multiple office site selections, expense forecasting, budgeting, and facility project management across multiple locations in tandem. * Comprehensive knowledge of construction contracts and experience negotiating lease agreements; able to prepare bid specifications, analyze pricing, and secure construction contracts. * Proven leader. Capable of hiring and developing top notch team members. * Excellent negotiation skills. * Strong communication and presentation skills. Ability to communicate concisely and effectively with peers, senior leadership, internal customers, and outside vendors. **Education and Experience:** * Bachelor's degree; and a minimum of 10 years’ experience working in facilities and real estate at a leadership level within a global organization and/or training; or equivalent combination of education and experience. * Recent experience with facilities software required, Archibus preferred. * Knowledge of relevant ANSI standards, ANSI Certification preferred. * Past experience with emergency response planning required. * Past experience with business continuity/resiliency planning required. **Physical Requirements/Work Environment (if applicable):** * While performing the duties of this job, the employee is regularly required to talk or hear. * The employee frequently is required to sit. * The employee is occasionally required to stand, walk, and taste or smell. * The employee must occasionally lift and/or move up to 25 pounds. * Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
