Summary
The Sales Manager provides direct leadership and is responsible for the Sales function, meeting Division sales goals and revenue forecasts through the coaching, training and evaluation of sales staff through daily interaction in the sales office. The Sales Manager, along with senior leadership, shall assist in providing ongoing reviews and analysis of sales programs and incentives, working continuously to implement adopted policies/processes, eliminate errors and achieve sales goals and revenue targets.
Responsibilities
* Responsible for the sales function for a preeminent, 350-unit luxury condo project in San Francisco including direct sales of condominiums. * Manage project sales function to meet/exceed monthly, quarterly and annual sales goals & revenue forecasts. * Execute effective sales strategies to meet/exceed monthly, quarterly and annual sales goals & revenue forecasts. * Adhere to standard operating procedures that support an effective and efficient sales team that minimizes errors, maximizes revenue and results in a positive customer experience. * Continuously evaluate adherence to sales and construction process. Provide feedback on its effectiveness and how it can be streamlined wherever possible to better achieve sales goals and revenue projections. * Prepare updated monthly, quarterly and annual sales forecasts and reports. Ensure accuracy and integrity of all sales data from leads & prospects to contracts is maintained in CRM system, that all sales staff is proficient in CRM and all information is accurately input and maintained. * Monitor and assist as necessary with Sales Closing activities. Review for completeness/accuracy and approve all Sales Contracts before acceptance by Team Lead. * Establish effective relationships and collaborations with other departments (Marketing, Finance, Customer Service, etc.) and outside business partners. * Review competitors and market research regularly and serve as an internal expert on both new and used home product in assigned markets. Provide monthly competitive market analysis to senior management. * Recruit, manage and lead team of full-time agents and support staff * Prepare or manage preparation of weekly traffic and sales reports for communication to Owner * Lead weekly sales meetings with Owner’s designated representatives * Recommend inventory release strategies and implement as directed by Owner * Develop pricing recommendations for every unit based on new and resale comparable sales * Develop and maintain market intelligence on competing projects for distribution to Owner * Recommend, plan and implement onsite and off-site broker and interest list events * Lead sales team outreach to local brokerage houses * Lead weekly closing meetings with Owner designated representatives, escrow coordinator, HOA manager, upgrade vendor, preferred lenders * Coordinate will all parties as necessary to ensure smooth transition of purchasers and contracts in escrow all the way through closing and orientation/move-in * Perform sales/marketing duties as necessary to retain purchasers in escrow during lengthy presales period * Recommend sales incentives and marketing strategies for events, advertising, signage, collateral **Supervisory Responsibilities (if any):** * Provide onsite staff supervision to Sales Agents and Administrative Support staff through observation and measurement of results including one-on-one performance appraisals and reviews. Provide, as needed, formal documentation of serious performance deficiencies that are observed. * Determine and take appropriate action to correct performance deficiencies where necessary to insure sales goals and revenue targets are met.
Ideal Candidate
* Bachelor’s degree and CA real estate license required. * Complete understanding of the sales process and the selling cycle as it relates to the new home sales environment. * Previous experience in luxury condominium sales. Previous experience in new home, urban, high-rise development, specifically in the San Francisco area * Broker's License preferred * Strong software skills must be fluent in all Microsoft Windows Office applications. * Ability to evaluate data and information to make business decisions.
