Responsibilities
The position will work within the Asset Management Group and assist in operating and reporting on a growing portfolio. Specific responsibilities include: * Creating and managing the annual business plans and valuation creation strategies for a group of office and industrial buildings involving multi-tenant occupancies. Understanding fully what drives changes to the daily Net Asset Valuation (NAV) model and pro-actively managing the valuation process with internal analysts and the external valuation firm following key leasing, operating and capital decisions. * Directly managing and executing the annual budget process for a group of office and industrial assets. This includes overseeing the timeline, preparation and completion of annual business plans, including revenue and expense budgets, marketing plans, and valuation models. * Orchestrating on-going value creation of a group assets through pro-active oversight of tenant leasing and renewals, increased tenant engagements plans with 3rd party property management, parking revenue, utility cost control, sustainability initiatives, implementation of select capital renovations, with best in class property operations. * Accountable for all leasing and marketing responsibilities assigned to a group of office and industrial assets, including the oversight of third party leasing property management and vendor relationships supporting the assets. * Working directly with senior asset management personnel to ensure all leases are financially structured to maximize profitability for the daily NAV model while minimizing risk through financial modeling and analysis relative to underwriting, budget and market conditions. Such analysis includes the comprehensive review of client financial statements including P&Ls, balance sheets and statements of cash flows. * Responsible for capital expenditures for a group of office and industrial assets, including oversight of, and guidance to, all third party construction managers. * Conducting formal reviews of due diligence efforts performed during the acquisition phase: specifically, tenant interviews, tenant estoppels, underwriting assumptions (market rent, lease up timing, leasing costs, and capital improvements) and third party reports (environmental and engineering reports) for future acquisitions. * Performing Argus and Excel based financial analysis in collaboration with the Financial Analyst team (with an asset management focus). * Responsible for accuracy and timeliness of management reporting on the portfolio: review of monthly third party reports as well as assisting in the compilation of internal asset management portfolio reports. * Contributing to the efforts to refine portfolio best management practices by participating in task forces or subcommittees developed from time to time to improve and streamline asset management reporting, documentation and approval procedures. * Maintaining and applying strong local market knowledge (i.e., competition, supply pipeline, demand drivers, major tenants, market absorption). * Conducting ongoing, quarterly property and portfolio level occupancy and NOI re-forecasts. * Working directly with senior asset management personnel in the disposition of existing assets within the portfolio. * Responsible for assisting the disposition team on the sale of office and industrial assets, including valuations of the assets, creation of a due diligence website and collection of any documents pertinent to the sale (i.e. estoppels, etc.)
Ideal Candidate
* Position requires a Bachelor's Degree, MBA or Masters of Real Estate (MRE) preferred. * A minimum of 7 years direct experience in the commercial real estate asset management industry required. * Experience with multiple real estate product types (i.e., office, retail, industrial, mixed-use) involving both core plus and value-add investments, is preferred. * An operational or development background is required, including disposition and leasing experience. * Demonstrated financial analysis and budgeting skills, including Argus and Excel applications required. * A collaborative, team-oriented individual with strong verbal and written communication skills who is comfortable working in a very entrepreneurial environment required. * Demonstrated ability to effectively manage transactional details and asset operational challenges with a positive, value-add approach is desired. * Ability to effectively manage internal and external relationships required. * Ability to travel 30%-40% domestically required.
