JOB SUMMARY:
- The Director of Development and Construction reports to the Vice President and is responsible for leadership of all, construction, development and acquisitions for the Morguard’s U.S. portfolio. Responsibilities include strategic growth, land development, and management of significant construction assignments within the real estate portfolio in alignment with the company's strategic business plan.
ESSENTIAL FUNCTIONS:
- Establish land entitlements based on priorities tied to strategic organizational needs and plans for the company
- Identify and underwrite development opportunities Manage inventory of raw land through multiple phases of development including: Design, Zoning, Permitting, and Construction
- Create proforma development budgets for new developments and construction / renovation projects
- Establish and monitor due diligence procedures for acquiring new lands
- Complete the securing of all entitlements, approvals, and permits, as well as, negotiating agreements with all required utility and service providers
- Manage legal services required for entitlements. Coordinate all government filings and approvals
- Effectively represent the project in the community and at public hearings as required
- Select and manage the site work design process with professional consultant teams with an emphasis on quality, value engineering, cost reduction, on time delivery and maximizing value
- Review, sign-off and file permits, bonds, notices and releases etc. to ensure compliance. Maintain documents at each phase of the design process and expedite all required internal approvals
- Develop and maintain current scopes of work, executed consultant and subcontractor contracts
- Review purchase orders and change orders for contracts and insure proper approval and documentation is complete prior to issuance to accounting for payment
- Responsible for the maintenance of the plans, documents, schedules, contract and budget filing system in MS Project or other approved scheduling and filing system
- Coordinate with legal and corporate departments regarding contract, indemnity and insurance requirements and revisions. Responsible for the collection and enforcement of consultant and subcontractor insurance compliance documentation
- Support and implement company construction policies and safety procedures
- Review contractor and vendor performance, negotiate and execute contracts, track and maintain key contract performance dates, obligations and notices
- Review and approve significant capital projects to achieve financial benchmarks for projects throughout the portfolio
- Directly supervise various architects, engineers, general contractors and other consultants
- Review and present information to the Board of Directors, owners and investors
- Remain informed of trends in the industry and development fields
- Perform and/or assist with special projects as needed by executive team
- Promote the corporate culture and serve as an ambassador and role model of the company
- The ideal candidate will have a minimum of 10 years of commercial real estate construction experience with an emphasis on land development and the entitlement process.
- Core strengths in multifamily residential and retail developments are preferred.
- Must possess financial analysis skills, be proficient with large scale budgeting, complex scheduling, and have effective negotiating skills.
- Must be highly organized with proficiency in computers including Microsoft Office, Argus, Microsoft Project, Auto CAD and construction management software is necessary.
- Candidate should demonstrate excellent verbal and written communication skills, as well as a high degree of professionalism in presentations both as a manager and representative of the organization.
- Must lead by example.
- Extensive travel is required.
- College degree in Construction Management, Engineering, Business, Management, required.
- Masters Degree in Business Preferred.
- Professional designation (ARM, CAPS, CPM, etc.) is helpful but not required.
