Responsibilities
The Senior Director is responsible for managing all phases of the asset management and redevelopment process. This includes evaluating assets within the region to determine if they should be redeveloped, remerchandised, disposed of or retained as-is. The Senior Director will also be responsible for the asset management of recently acquired assets to ensure that they meet acquisition proforma objectives, cap-x work is completed on schedule and the property is transitioned into AVB’s portfolio. In addition, the Senior Director will lead the redevelopment planning/execution of assets within the portfolio, including the development of targeted rent levels, the appropriate scope of work, operational plans and execution strategies/tactics. The Senior Director will also prepare proforma financial analysis and other analyses to monitor/report on the progress of the Redevelopment relative to the original targets. Specific responsibilities include the following: - Complete market and financial analysis, including project feasibility analyses and 10 year proforma projections. - Identify the appropriate scope of work for common areas, apartment interiors and other spaces within a redevelopment community to be consistent with the targeted positioning of the property within the market/submarket and AVB’s targeted returns for the asset. - Create investment packages/presentations for board members, investors and AVB executives. - Lead asset team meetings for both recently acquired and redevelopment communities, working through rent positioning/programming decisions along with execution/resident/operating issues with members of AVB’s Construction and Residential Services groups. - Oversee the implementation of the capital plan through AVB’s Construction group. Troubleshoot execution challenges, including leasing issues, rent performance, excess turn times, etc. - Provide support for due diligence and acquisitions, when needed.
Ideal Candidate
**Education:** The successful candidate should have a strong academic background with a college degree. An MBA or a Masters in Real Estate or other relevant fields, is strongly preferred. **Experience:** A minimum of 7 to 10 years of experience in relevant multifamily redevelopment, asset management and/or acquisition work experience in the multi-family/property management industry. Multifamily or attached residential experience is required. **The ideal candidate is a leader will possess the following skills/attributes:** - Demonstrated leadership and teamwork skills. Experienced manager of internal and external teams, motivating others through influence and working with strong personalities. AvalonBay is a highly collaborative environment where the director drives and owns the process, but must work collaboratively throughout the process with numerous other internal teams both in the region and headquarters, including design, construction, property management, and others. - He or she is also an independent, resourceful team player who can work autonomously and knows when to ask for support when needed. - Project Management Skills: Has shepherded multiple redevelopment projects through the entire process, from concept to turnover to Residential Services (Property Management). An ability to communicate and manage a diverse group of team members to reach the desired goals/timelines. Includes both third party consultants (i.e., designers, architects and engineers) and internal AVB associates. - Financial Acumen/Analytical Skills: An investment mindset with a thorough understanding of financial calculations/metrics and strong analytical skills. Must be well-versed in completing project proformas and understanding deals, and articulate, both orally and in written form, the case for a specific project. Should have both an intuitive and a detailed sense of the dynamics, risks, and structured financings of each transaction. A strong, working knowledge of Excel is a must. - Communication and Interpersonal Skills: Excellent communication skills, both orally and in writing. The ability to communicate equally as well with on-site associates along with senior executives is very important. - A demonstrated ability to create professional investment packages and present investment opportunities to senior executives is required. - Organization Skills: Excellent organizational and time management skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines across various markets. Has experience managing multiple projects successfully through constantly changing priorities. - Knowledge of the Washington D.C. Metropolitan Areas is preferred.
