Summary
The Project Manager will work closely with the Director of Development on the planning and execution of redevelopment and tenant buildout projects across the Asana Partners portfolio. The Project Manager will partner with all teams including Investments, Asset Management and Leasing to develop and execute the value creation business plan for each asset. The Project Manager will manage the redevelopment activities including budgeting, design, contracting, scheduling and construction and work closely with Merchandising and Leasing to ensure tenant up-fits are completed in order to meet or exceed budgeted economics, timing, and aesthetic considerations.
Responsibilities
* Partner with the Director of Development, Investments and Leasing teams to create and execute redevelopment value creation strategies and business plans for acquisitions * Partner with the Leasing team to design, budget and oversee all upfit work including all landlord work and tenant buildouts * Interview, select, contract and manage third party consultants, including but not limited to architects, engineers, permit expeditors, attorneys and general contractors to execute redevelopment and tenant upfit work * Coordinate with Asset Management to manage on-site construction and confirm structural due diligence findings during acquisition due diligence * Coordinate with Asset Management and Accounting to manage job costs and budgeting * Manage timelines and budget for each redevelopment, development (forward take-out), and tenant upfit project in order to meet or exceed underwritten returns * Coordinate with Asset Management on the quarterly valuation and insurance assessment processes
Ideal Candidate
* 5+ years’ experience in construction, development, and redevelopment with a focus on retail projects preferred * Bachelor’s Degree in real estate, engineering, architecture, or related field; MBA or Master’s degree in real estate, engineering, architecture or equivalent experience required * Strong interpersonal and collaboration skills * Critical thinker with exceptional analytical and problem solving skills * Strong work ethic, self-motivated, and capable of effective independent judgment * Acute attention to detail and passion for quality * Strong organizational and process skills * Demonstrated ability to successfully manage multiple, complex projects * Frequent travel
