Responsibilities
**Position Summary:** This position is principally responsible for modeling potential and existing investments made by Amstar, and for maintaining routine processes established by the Company around its investment management protocols. Additionally, this role will be required to conduct research and evaluate economic and real estate market data, and prepare for potential investment and disposition opportunities by producing well-organized written memos and presentations for investment committee, Senior Management, and investors. **Responsibilities:** * Evaluate real estate transactions by analyzing basic trends, and relative market cycle fundamentals, by performing research on fundamental supply/demand trends, industry and employment trends and competitive projects. Create cash flow models, layering in various capital and promote structures. * Produce materials for Senior Management evaluation of deal attractiveness by studying economic drivers of a deal to develop projections and scenarios, as well as identifying contributors to returns (e.g. income versus capital appreciation) and by developing and modeling components of an investment’s capital structure. * Participate on various Investment Teams to understand deal structure and investment execution of business plans by analyzing and building models for credit structuring/debt placement, and by reading purchase and sale contracts, joint venture and development agreements, lease structures and loan documents and proactively posing questions of deal team leaders to better comprehend these documents. * Prepare model sensitivities based on potential lease deals, refinancing, exit or other transactional assumptions as identified by senior Investment Team members. * Support and monitor investment management of assets by: * Reviewing monthly financial reports and models for portfolio of investments. * Creating or reviewing operating partners’ cash analysis and recommending contributions or distributions to senior Investment Team members on a monthly basis. * Contributing to quarterly reports in conjunction with Investment Management personnel. * Preparing and/or reviewing operating partners’ quarterly valuations (if any) and analysis for accuracy and reasonableness. * Support property purchase, development, asset management, sale and refinancing transactions by: * Assisting Investment Team members in evaluating the financial impacts to the model and projected cash flows of a specific investment. Work as part of a team in conducting due diligence, prorations and pricing sensitivities. * Mentor and train others on financial modeling, model sensitivities, Argus, Amstar protocols and best practices, etc. * Respond to ad hoc requests of Senior Management and Investment Management Team members and prepare high quality and timely responses to ad-hoc investor questions. * Upon receipt of senior Investment Team member approval, reforecast, model and bridge financial projections for existing assets and update the property valuations as new information becomes available. * Working with FP&A, prepare or assist as needed in the preparation of monthly and other routine reports requested by the Executive Committee concerning the status of each individual investment property. * Review capital draw requests and backup on each assigned property, obtaining appropriate approvals and clarifications, as required. Ideal Candidate
* B.S. in Business, Finance, Economics or other financial or business discipline, with demonstrated academic excellence. * Minimum of one year of real estate consulting or investment banking experience, with a focus on the specific property types supported. * Provide oversight and maintain responsibility and accountability for financial analyses and other data produced by analysts and analysts. * Strong quantitative, analytical and organization skills. * Strong computer skills, including proficiency with Argus. * Excellent written and oral communication skills. * Demonstrated ability to multi-task and to work effectively as part of a team, and multiple teams with various Investment Team Leaders. * Some travel may be required.
