Responsibilities
**PRIMARY FUNCTION:** * This position is primarily responsible for modeling and analysis of existing real estate investments. **DUTIES AND RESPONSIBILITIES:** - Create, maintain and update financial pro-forma computer models for multifamily, industrial, retail and commercial real estate. - Analyze existing portfolio assets and develop accurate financial models utilizing both Argus DCF and Microsoft Excel. - Prepare monthly cash flow analysis for portfolio assets. - Develop and maintain monthly job cost projections. - Maintain monthly escrow analysis for real estate tax, insurance, and capital improvements. - Monitor and maintain target market data including property ownership and market trends. - Research and analyze market data including: occupancy, rental rates, expenses, demographics, and economic indicators. - Prepare market analysis reports, including vacancy, absorption, and comparable rents. - Prepare specific market research to facilitate long term investment decisions. - Verify model assumptions against market data. - Develop a working knowledge of abstracts, leases, loan documents, partnership agreements, and other related documents. - Assist with financial, market and property level due diligence as may be required. - Review and analyze third party reports. - Assist in preparing due diligence files on properties approved for refinancing or disposition.

**SKILLS AND REQUIREMENTS:** * Self-starter who enjoys collaboration and is able to prioritize projects and workload, deliver projects on time, and respond quickly to market driven opportunities. * Very strong organizational skills and attention to detail with a proven track record of multi-tasking across projects. * Strong computer skills, the ability learn new software, and comfortable working in a technology based environment. * Strong, professional communication skills to work across wide range of audiences. * Professional demeanor with proactive approach to anticipating needs, options and scenarios. **EDUCATION AND EXPERIENCE:** * Bachelor’s degree in Real Estate, Business, Accounting, Finance, etc. with a minimum of 4 classes in a real estate concentration. * Experience with statistical and financial models, analyzing models, developing forecasts and models, analyzing investment and funding options, and making recommendations. * Demonstrated analytical, quantitative, and problem solving skills with proven ability to apply research and analytical skills to new industries, technologies, and opportunities and synthesize information into the key decision driving factors. * Understanding of real estate valuation and spreadsheet software (Argus and Excel) is critical in providing technical and analytical support.
