Summary
Responsible for ensuring that the community grounds and buildings are visually appealing in order to support the operational standards.
Responsibilities
* Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti and other items which affect the appearance of the community. * Maintain lawn areas by cutting grass, edging borders, spreading ground cover, removing leaves, and remove snow as necessary. Prune and trim trees, shrubs, and hedges, using shears or pruning saws. Remove snow as necessary. * Provide proper upkeep of sidewalks, stairwells, driveways, parking lots/garages, water features, planters, and other grounds features. * Secure facilities when not in use, check for unlocked doors and windows in common areas and office, report any unauthorized occupants, and turn off lights if this is required/requested. * Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory. * Provide superior customer service to internal and external customers.
Ideal Candidate
**Performance Requirements** * : Knowledge of organizational and community policies and procedures. Knowledge of an ability to follow proper safety techniques in accordance with Company, community, and departmental policies, procedures and standards. * Demonstrated ability to understand and comprehend instructions. Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the supervisor. Ability to respond to questions or resolve resident, vendor, contractor or work scheduling issues. Ability to travel if required. * Knowledge of community machines and tools, including their designs, uses, repair, and maintenance. The ability to bend, stretch, twist, or reach with your body, arms, and/or legs. The ability to exert maximum muscle force to lift, push, pull, or carry objects. The ability to quickly and repeatedly adjust the controls of a machine or a vehicle to exact positions. * Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude. Ability to proactively recognize and implement superior customer service to internal and external customers. * Ability to use a computer, a smart phone, and enter service ticket information into the system. **Typical Physical Demands**: * Regular bending, stooping, walking and stretching. Must be able to push, pull, lift, carry or maneuver weights up to one hundred (100) pounds independently and two hundred and fifty (250) pounds with assistance. Requires eye-hand coordination and manual dexterity sufficient to operate mowers, blowers, saws, edgers, and other equipment. Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair machinery. Requires normal range of eyesight. Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces. Physical presence onsite is required to perform essential job functions unless otherwise noted. **Typical Working Conditions**: * Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Flexible schedules with occasional evening and regular weekend work. **Education and Experience:** * High School Diploma or its equivalent preferred. * Minimum of one year of relevant experience in landscaping, grounds keeping or custodial field depending on the community. * Working knowledge of cleaning materials and equipment. * Must have and maintain a valid driver’s license unless otherwise noted.
