Assist the Asset Management department in evaluating and analyzing a portfolio of retail, office, residential, hotel, and mixed-use assets. Provide financial analysis related to short and long term strategies that may include development or re-development scenarios, re-positioning strategies, and re-leasing initiatives.
- Build pro forma property valuation models using Excel and Argus for all property types and varying ownership structures and business objectives; maintain and update Excel/Argus models on a quarterly basis or as otherwise necessary to monitor asset performance.
- Develop a working knowledge of leases, loan documents, partnership agreements, development agreements and other agreements that impact each of the properties assigned.
- Create, implement, and maintain various tracking criteria related to property performance; develop and maintain sophisticated dashboards, financial models, templates and analyses.
- Perform valuations, hold/sell analyses, and other ad hoc analyses as requested by Asset Management.
- Review monthly financial reports, and identify and report trends, red flags, etc. to Asset Management.
- Organize the preparation and review of annual business plans, as well as quarterly reporting requirements, and any other investor reporting.
- Prepare and update cash flow forecasts; work on capital calls and distributions as requested and with Accounting.
- Conduct market and tenant research.
- As requested, assist with development initiatives and disposition due diligence and closings.
- Assist Asset Management in the validation of acquisition and financing assumptions.
Knowledge and Skills
- Must have excellent financial analysis skills and expertise with financial modeling tools.
- Ability to understand and analyze individual property level financial information with knowledge of industry thresholds and ratios.
- Ability to think creatively and analytically while working independently or collaboratively.
- Must be well organized and able to multi-task with limited supervision while adhering to deadlines and maintaining absolute accuracy.
- Excellent communication skills with ability to identify problems and resolve potential conflicts.
- A collegial temperament; able to work effectively in a small team and to contribute to areas beyond the direct scope of responsibility; must have a “hands on” / “roll up your sleeves” mentality.
- Possess excellent computer skills with working knowledge of spreadsheets, word processing, data base software and the internet.
- A high sense of urgency is a key attribute to the role; will embody professionalism and personal integrity.
Qualifications
- Requires a degree in finance, economics, real estate, accounting or a related field.
- Position title will be based upon years of relevant experience:
- Experience with a major real estate owner, operator, advisor and/or developer (public or private) a plus.
- Experience with multiple asset classes a plus.
- Advanced skills with Excel (VBA a plus) and Argus.
- Ability to travel as requested (less than 10%).
