Summary
Responsible for developing real estate strategies and workplace solution recommendations that support organizational goals and objectives. This is a highly analytical role that supports organizations in efforts that optimize their portfolio, reduces real estate costs, improves business performance, supports the merging of organizations/cultures, and develops workplace strategy, relocation or consolidation of occupied building solutions.
Responsibilities
* Participate in executive interviews with the client and developing summaries. * Review the current state of the portfolio, location and employee demographics. * Perform research in market demand, community preferences, economic benefits, cultural differences, etc. * Supply / demand analysis, headcount projections and capacity planning. * Perform space-take offs of current locations in Autocadd - polyline in accordance with the selected space measurement protocols as communicated by client (BOMA, REBNY etc.). * Current state metrics to include; cost/person, cost/SF, SF/person, SF/seat, and vacancy rates. * Benchmark data and metrics by industry and across industries. * Workplace/occupancy scenario modeling. * Distills and performs complex information to the essential detail for client decision-making to include; opportunity analysis, options development, option evaluation, pro/con comparison, and makes recommendations. * May generate 3D models and conceptual visualizations.
Ideal Candidate
* Bachelor degree required in Architecture, Design, Construction Management, Engineering, Real Estate, Interior Design or Planning, a Master’s degree a plus * Minimum of 5-10 years’ experience in Corporate Real Estate, Planning, Architecture, Interior design, Facilities * Proficiency in AutoCAD * Proficient with Microsoft Office applications (Word, Excel, PowerPoint) * Graphic software skills, such as, Photoshop, Illustrator or InDesign * Working knowledge of CAFM/IWMS software applications * Working knowledge in SketchUp (or other comparable 3D design software) * Understands planning design layouts/test fits of new and existing office space and furniture * Knowledge and ability to use analytical and strategic problem-solving techniques * Excellent verbal and written communication skills required, as well as good graphics communication skills * Ability to complete tasks and produce deliverables independently with periodic supervision * Strong problem solving and analytical skills; excel spreadsheet capabilities are essential components * A detailed understanding of the different space measurement techniques such as BOMA, REBNY etc. and where each is applicable * Demonstrated team and collaboration skills * Strong organizational skills * Willingness to take ownership of requests; prioritize and meet deadlines * Strong attention to detail and quality * Understanding of Facilities and Real Estate industry; and practices in the areas of workplace, space planning, and occupancy planning. * Experienced in the execution of benchmarking, industry trends and workplace innovation * Ability to function in a virtual work environment * May perform other duties as assigned
