Summary
The Director of Asset Management Services will oversee and manage the processes and results of property management operations. This person will be responsible for the achievement of optimum financial and business performance of the portfolio. Other key responsibilities include the analysis of new acquisitions and tracking current portfolio performance with a focus on maximizing revenue through the oversight of revenue management systems and ancillary income programs, operating and capital expense management and the ongoing evolution of systems and processes. This position reports to the Chief Operations Officer and will work closely with the Vice President of Investment Management and the Vice President of Property Management overseeing and ensuring maximum performance of the portfolio.
Responsibilities
* Supervise pricing function and oversee company-wide revenue management priorities ensuring maximum results from YieldStar. Monitor and manage the effectiveness of YieldStar at each property. Work closely with Regional Managers and VP of Operations to ensure process is efficient and effective. Communicate trends, results and recommendations to Executive team. * Oversee and monitor ancillary income programs/policies to maximize the collection of “other income” throughout the portfolio. (RUBS, Renters Insurance, fee structures etc.) * Monitor portfolio operating and recurring expenses. Pursue opportunities for efficiencies and accelerating ROI. * Manage and negotiate ancillary income contracts, cable and laundry lease agreements, utility contracts and national service agreements. * Maintain and improve company reporting and tracking. * Oversee Software Support and Internal Audit function including testing and monitoring of new software and policies and procedures. * Key participant in the evolution of the technology throughout the organization including testing, coordination, establishing or changing procedures, ensuring company website is updated and accurate, and monitoring progress with the company reputation management and social media marketing. * Work with CFO and COO overseeing company-wide Risk Management policies and practices. * Work closely with VP of Investment Management on potential new acquisitions including creating stabilization budgets and involvement in the Due Diligence process. * Work with VP of Investments/Asset Management in tracking portfolio operating results on a monthly and quarterly basis and participate in quarterly reporting process. Strategize opportunities for revenue enhancement and expense efficiencies. * Create Property specific business plans and coordinate and oversee the annual Property Budgeting process. Work closely with VP of Investment Management in identifying opportunities for value add or re-evaluation of existing operations strategy for a particular asset. * Reforecast and monitor property cash flow and investment returns. Create and distribute reports to Executive team.
Ideal Candidate
* Bachelor's or advanced degree or equivalent experience. * A minimum of 8-10 years of demonstrated experience in the multi-family housing industry. including previous accountability for the operating results of a multi-site portfolio. * Supervisory, training and development experience. * Financial analysis and accounting experience. * Demonstrated ability to analyze quantitative information and translate into strategic deliverables. * Ability to lead meetings and calls with multiple participants. * Ability to create and work within existing sophisticated Excel-based reports/spreadsheets. Advanced Excel skills required.
