Property Manager

Lowe Enterprises is a national real estate investment, development and management firm. Founded in 1972 the firm is celebrating its 40th anniversary in 2012.

Responsible for all aspects of tenant relations and daily building operations; assists SPM/AVP with construction projects as assigned; general office duties.

* Cultivate and maintain strong relationships with building tenants to ensure and continually improve tenant satisfaction * Manage all aspects of contracted services, including bid process and subsequent provision of services in accordance with Annual Budget and Business Plan * Conduct regular and thorough property inspections * Manage/Assist with management of tenant build-outs and other lease-related construction activities * Schedule and oversee R&M projects * Review and approve invoices, accruals and commercial billings * Prepare annual budgets, including income, expenses and capital projects * Prepare monthly reports and monthly/quarterly reforecasts * Prepare/Review annual operating expense estimates and reconciliations * Ensure landlord and tenant adherence to lease requirements * Manage tenant move-ins and move-outs * Act as member of Management “On Call” (in rotation with other APM/PM staff) for REG-E portfolio * Maintain/Update Tenant Handbooks, Contact Lists and Emergency Procedures Manuals; schedule and coordinate emergency procedure drills * Supervise, motivate and assist in development of direct report(s) * Other duties as required

**Qualifications** * Proficiency with Microsoft Office (Word, Excel, Outlook) required * Experience with Yardi and Kardin software highly preferred * Excellent verbal and written communication * Able to accomplish directives with minimal supervision and follow-up * Clear understanding of commercial real estate financial/accounting principles * Detail and deadline-oriented **Education** * Minimum four years of commercial property management experience with a portfolio of at least 500,000 sf. Experience with GSA tenancies required. * Four-year college degree and CPM or RPA (or equivalent) candidacy required.
