Summary
Prologis is seeking an **Senior Property Manager in our Allentown, Pennsylvania** office. This person will manage properties in accordance with Company policies, procedures and standards. This candidate will have skill in the areas of lease administration, revenue/expense management and administration, physical facilities management and customer relations.
Responsibilities
* Commit to The Prologis Way – a guide to effective customer service. Develop and maintain positive relationships with all customers and vendors. Responsive to tenant’s needs and requests in a timely manner. * Assist with the Global Services Program, including identification of Global Customers and appropriate communications with the corresponding Global Services Officer. * Assist with the annual Prologis Customer Satisfaction Survey for assigned properties. * Assist with the coordination of customer relation functions and holiday activities/gift distribution. * Assist with preparation of monthly/quarterly financial reports to include operating and capital budgets. * Conduct collection calls and prepare collection letters to ensure customers are current in receivables * Assist with the collections process and default proceedings * Ensure customers are current in lease responsibilities * Be apart of the property management team to manage maintenance technician and vendors to coordinate the completion of work when maintenance requests are received * Be able to estimate actual recoveries. * Assist with operating expense reconciliations with the accounting department; must be knowledgeable of lease provisions. * Assist with the real estate tax review process for properties; communicate tax issues to management. * Assist with the coordination of insurance requirements for properties and associated vendor/supplies. * Process AP/AR invoicing process for properties. * Ensure vacancies/marketable spaces are up to ProLogis standards. * Adhere to Company property management policies and procedures, codes, regulations and governmental agency directives. Maintain compliance by ensuring all property records are maintained in accordance with all legal requirements and Company policies and/or practices. * Assist with environmental programs for assigned properties. * Assist with the lease administration process by ensuring timely updates of any lease changes for assigned properties. * Assist with customer move-ins and move-outs process for assigned properties in a timely and coordinated manner including the preparation of commencement letters, orientating new tenants to property management office staff, services and procedures, meeting and coordinating with vendors, arranging for building access, and ensuring compliance with insurance requirements. * Assist with the default proceedings and eviction process. * Assist with field properties to include routine site inspections to assure that the physical aspects of the properties meet established standards regarding the grounds, curb appeal, risk management/safety requirements (OSHA), cleanliness, and general appearance, and assist with the implementation of corrective measures when appropriate. * Assist in the coordination of vendor relationships, including regular contact to promptly identify and resolve issues, managing service levels to meet contract specifications, and participating in and documenting walk-throughs. * Partner with other departments to resolve property management issues. * Other duties, as assigned.
Ideal Candidate
* Bachelor’s Degree from a four-year college or university; and related experience and/or training; or equivalent combination of education and experience. * 3-5 years of industrial/commercial real estate experience required. * Must be able to consistently maintain a professional demeanor. * Ability to provide superior internal and external customer service; ability to exercise good judgment and self-control. * Must be able to multi-task; prioritize and work with minimal supervision, have strong attention to detail and excellent time management skills to ensure all established deadlines are met. * Must possess strong verbal and written communication skills. * Proficient working knowledge of Microsoft Office suite (e.g., Word, Excel, PowerPoint, Outlook) * Good mathematical and analytical skills. * Good working knowledge of property management accounting software. * Requires a valid driver’s license and the ability to travel to multiple properties. * As business dictates, able to work extended/flexible hours (e.g., nights/weekends/on-call). **Nonessential Skills & Experience:** * YARDI software experience preferred * Active in one or more professional organization, (BOMA, IREM, etc.)
