Investment Services Associate

Prologis is seeking an **Investment Associate in our Denver, Colorado office.** This position is responsible for managing an assigned portfolio of tasks related to the acquisition, disposition, valuation, and financing of vacant and improved commercial real estate.

* Effectively lead a multi-disciplinary process of property analysis, due diligence, and escrow/closing activities, including the ability to: * Create and analyze sophisticated cash flow discounting models used to value properties for acquisition and disposition, including formation of appropriate underwriting assumptions * Analyze leases and financial statements to determine appropriate risk-adjusted underwriting on properties * Participate in the negotiation processes for purchase and sale agreements in conjunction with internal and outside counsel and the business people on the deal * Engage and direct consultants for environmental, structural, seismic, survey, title, appraisal, and other property related due diligence (for acquisitions, dispositions, financings, and fund contributions) * Review and approve consultant work product * Oversee tenant credit reviews and interviews, expense and income analysis, closing statement preparation, and other aspects of property due diligence and closing as performed by analysts and third parties * Inspect physical assets and assess condition, location, market opportunities, and appropriate underwriting and due diligence parameters * Prepare and review investment memos summarizing potential acquisitions and dispositions for Senior Investment Committee and Board of Trustees * Prepare transaction summary reports, closing binders, and other necessary documentation related to activities * Interact with field personnel on investment opportunities, market data, and negotiations * Evaluation of investment yields, NPV, IRR and profitability of potential industrial real estate investments utilizing Argus & Excel * Set up wires for earnest money and purchase price money * Notify proper ProLogis personnel of all relevant information once a deal closes * Interact with buyer, seller, lender or fund partner on property activities and answer questions as needed * Oversee preparation, distribution, and execution of estoppels and SNDAs from customers * Work effectively with analysts on completing assigned tasks, developing abilities and core competencies, and providing a challenging work environment as a team leader * Coordinate with FVP of IS and ensure that FVP is fully aware of all key deal points and issues as they arise on any and all transactions to which the Associate is assigned * Other duties as assigned.

* Bachelor's degree from a four-year college or university * Minimum of 5 to 8 years of transactional real estate experience * Demonstrated interest in the industry * Must be able to operate independently and manage analyst activities in order to provide timely responses and effectuate timely closings in a high-pressure environment. * The ability to meet strict deadlines and handle multiple demanding projects is critical. * Periodic travel for meetings and property inspections will be required, including the possibility of international travel (passport required) * Ability to communicate effectively, delegate responsibility, set and follow-up on goals (for self and assistants), focus on details of transactions; while balancing timing, performance, and other aspects of multiple transactions simultaneously * Proficient in Microsoft Word, Excel, Outlook, PowerPoint, Internet Explorer, Yardi, Argus **Nonessential Skills & Experience:** * Proficient in PeopleSoft or related system and Adobe Acrobat preferred
