Responsibilities
**Position Summary** To manage the day to day operations of the properties as directed by the owner and in accordance with the standards and procedures of Colliers International. To provide our clients - owners and tenants with the highest level of client service available. **Position Responsibilities** * Provide excellent communication to both owners as well as tenants to ensure an ongoing successful relationship. * Communicate effectively and frequently with Senior Property Manager as well as Portfolio Manager on all significant operating issues. * Prepare Annual Property Business Plan according to requirements of owner. * Perform all duties as required by specific leases, including collection of rents, default notifications, and the continued performance of Landlord services. * Communicate to the owner the terms of all leases by prompt and accurate filing of lease abstracts. * Responsible for the financial control of the property, working with the property accountant to: * Prepare monthly operating statements (and quarterly if required); * Issue operating cost escalation and tenant service request invoices; and * Collect payment for escalation or for special work performed. * Supervise, train and motivate on-site staff in order to ensure that they understand owner’s goals and objectives. Conduct regular action agenda meetings with staff. * Understand critical nature of tenant’s operation and ensure that the building’s and tenant’s system operate in accordance with the design. * Perform yearly written performance reviews and goals and objectives. Conduct mid-year verbal performance reviews and offer guidance to achieve goals and objectives. * Coordinate with Portfolio Manager and Human Resources to address any personnel performance issues. * Inspect all properties on a quarterly basis to ensure building operations are performing according to Colliers International standards and procedures. * Ensure that emergency evacuation procedures are in place and life safety systems are operating effectively. Prepare and distribute the Emergency Evacuation Procedure Manuals to all tenants. * Oversee all preventive maintenance programs and ensure that the information is entered properly in IMPAK. * Prioritize day-to-day operations. * Interface with leasing brokers to ensure the lease process meets Clients objectives. * Direct a tenant retention program. * Negotiate all service contracts under the direction of the Director of Operations. * Coordinate all services and purchases to be in accordance with Annual Business Plan and specific spending guidelines. * Oversee tenant improvement construction projects and capital improvements as required. * Assure that appropriate insurance requirements are in place for all properties * Responsible for maintaining accuracy and completeness of Yardi database. * Participate in Property Management Department initiatives.
Ideal Candidate
* Minimum five years property management experience * Property management experience in a lab facility a plus * Bachelor degree * Knowledge of Microsoft Excel and Microsoft Word * Knowledge of financial software primarily Yardi * Excellent interpersonal skills * Experienced supervisor * CPM and/or RPA designation desirable
