Summary
The Research Analyst will be responsible for the development and implementation of a research platform for the Philadelphia industrial market. The position will provide high-level research support and partnership for the suburban office brokerage teams. The Research Analyst will collaborate and work with all Philadelphia-based employees and the firm’s clients to complement and enhance their business needs. Additionally, occasional support of the National Office and platform will be required. The position will report to the Research Director in Philadelphia. Local travel throughout the market will be required.
Responsibilities
**Overarching responsibilities:** * Continue to learn and enhance knowledge of the local office market, local capital markets, regional economy, national economy, and capital markets domestically and globally * Build and enhance overall research product standards and quality control * Cultivate ongoing strategy and business development for the region * Interface with clients to share economic and market conditions, insights, and forecasts * Work with Brokerage, Capital Markets, and Marketing teams to contribute to and enhance RFPs, presentations, and new business pitches * Participate in new business pitches and market presentations * Collaborate with colleagues in JLL markets across the Americas region and Philadelphia region to develop best practices and innovate research for the local market * Maintain relationships with peer analysts at competitive commercial real estate firms and government/nonprofit entities in order to continually enhance knowledge and market intelligence **Specific responsibilities:** * Learn, support, and enhance market statistical methodology for the Philadelphia suburban office market and Capital Markets for all property types throughout the suburbs * Update and maintain database of historical market statistics for the Philadelphia suburban office market and * Lead quarterly market statistics production process, involving collection, verification, and finalization of data for office market statistics * Create quarterly suburban office reports and market slides for Philadelphia and the various submarkets and micromarkets that comprise the market * Track, maintain, and disseminate detailed data for critical indicators in the suburbs, including: * Office and lease comparables, building sale comparables, land sale comparables, office and multifamily under construction and proposed development pipelines, office large blocks of space, office active tenants in the market, and large tenant lease expirations * Develop or contribute to white paper reports and Charts of the Week on key trends and issues affecting the office market, capital markets, and economy across the region * Create economic reports on the local and regional statistical areas with respect to employment data, demographic data, and other metrics that affect the local economy and office market * Track relevant information in the local, national, and international news cycles that enhances the team’s understanding of market conditions * Respond to all internal and external client requests for data and information on the Philadelphia suburbs and in a timely and accurate manner
Ideal Candidate
**Requirements:** * Bachelor’s degree * Real estate research experience and/or passion * Desire to learn and develop mastery of the market and economy * Adaptability and problem-solving capability * Accuracy, attention to detail, and organizational/prioritization skills * Strong logic and analytical skills and an understanding of how economies and markets work * Excellent written/oral communication skills * Intellectual curiosity * Detailed knowledge of Microsoft Office Suite, most specifically Excel and PowerPoint * Self-motivated with a high degree of ability to work independently and as part of a team * Ability to constantly, effectively, and professionally exceed client expectations and positively represent JLL **Desired qualifications:** * Experience conducting research in one of the following fields: city/regional planning, public policy, economics, etc. * Experience accessing, analyzing, and interpreting publicly-available demographic and economic data * Experience with ArcGIS, one or more computer programming languages, and/or a statistical software package
