Summary
The Associate position on the Portfolio team will support the Portfolio Manager(s) in the execution of portfolio strategies, review of project development, acquisitions and dispositions proposed for the portfolio, and in the evaluation of property and portfolio performance against relevant benchmarks.
Responsibilities
**Portfolio Management** * Assist portfolio manager in creation of annual Portfolio Business Plans & Investment Strategies and periodic portfolio peer reviews * Maintain/update individual asset valuation files * Establish and maintain fund portfolio models * Analyze lease transactions and capital expenditures * • Prepare recommendation memoranda for portfolio managers and clients * Assist with financing and disposition transactions * Collaborate with Portfolio Administrator to maintain fund and portfolio organizational documents and processes * Report significant property level events to portfolio managers and change assumptions in valuation models * The above will require significant understanding of property level and investment level considerations on investments in vastly varying property types, debt and equity investment structures * Ability to interact with senior level Asset Managers in order in order to gain information necessary to update assumptions in model and report to portfolio managers * Ability to communicate back to Asset Managers important valuation-oriented property level targets for budgeting purposes * Administer valuation information exchange for valuations with third party appraiser * Process client ad hoc information requests **Other/Acquisitions/Financing** * Sector Analysis: Assist with analyses of property sectors, real estate and economic trends that the portfolio manager may or may not want to exploit * Competition Analysis: Quantitative and qualitative compilations of competing fund performance, sector weighting and strategies * Interface with accounting group on fund and portfolio performance items * Compile and maintain fund level data such as debt schedules and joint venture schedules, maintaining primary deal terms of each * Assist portfolio manager in coordinating acquisitions activity/communications with clients * Assist portfolio manager in fund raising and marketing process
Ideal Candidate
* Bachelor’s degree or higher * 4+ years of experience preferably in real estate, finance or accounting * Institutional real estate experience preferred. * High competency in Argus, Microsoft Office. * Strong interpersonal communication and writing skills. * Must be able to work independently and as part of a team that includes the disciplines of finance, research, acquisitions, asset management and marketing; * Ability to meet deadlines and complete projects with minimal supervision. * Candidate should be proactive and self-motivated. Strong work ethic, integrity and commitment to meet deadlines are essential candidate attributes.
